The applicant, Paterson Habitat for Humanity, Inc, DBA Passaic Habitat for Humanity (the "Applicant"), on a combined 4,945 square foot vacant lot, the applicant proposes to construct a new three-story residential building consisting of four live/work units. The Basement consists of four "Maker Spaces" a mechanical room and interior stair well access. The first floor proposes a four-bedroom residential condominium unit. The second floor proposes a four-bedroom residential condominium unit. The third floor proposes two (2) one-bedroom residential condominium units. Four off-street parking spaces are proposed. This proposal is within the Live/Work Community Overlay District within the RA-2 Zone of the Fourth Ward Redevelopment Plan. The provisions of this overlay district shall only be applicable under the condition that live/work units are constructed, with a deed restriction that stipulates that the owner or operator of any non-residential use must reside in an apartment unit on the premises. The intent of this district is to provide for the opportunity for development of a mixed-use live/work community of creative entrepreneurs. This community would be constructed of small residential condominium units that are connected to production spaces in a live/work accommodation where the owner of the residential condominium unit work in the shops below that unit.
The property to which this application pertains is designated on the Tax Maps of the City of Paterson as Block 3611, Lot 3.01 (formerly lots 3 and 4) and is also known as 192-196 Hamilton Avenue, Paterson, New Jersey 07501.
Applicant seeks Preliminary and Final Site Plan Approval and the following "c" variance for (a) insufficient lot size, 5000 sf is required and 4,945 sf is proposed; and (b) insufficient off-street parking, required 5 spaces, proposed 4 spaces) as well and such variance relief, exceptions, design waivers, permits, interpretations, exceptions, approvals, or licenses from the Plan and/or the Municipal Zoning Ordinance of the City of Paterson that are deemed necessary or appropriate by the applicant or the Planning Board, and/or specified by the Planning Board's consultants, or its professionals and which may arise during the course of the hearing process without further notice.
A special public hearing has been ordered for Wednesday, June 17, 2026 at 7:30 p.m. in the Council Chambers, 3rd Floor, City Hall, 155 Market Street, Paterson, New Jersey. When this matter is called, you may appear either in person, by agent, or attorney, and present any objections you may have to the granting of this application. If you have no objections to this matter you do not have to be present at the meeting.
Maps and documents in support of this application are available for public inspection in the office of the Division of Planning and Zoning, 4th Floor, 125 Ellison Street, Paterson, New Jersey, 07505, 8:30 a.m. to 4:30 p.m., Monday through Friday.
