Take notice that the Upper Southampton Township Zoning Hearing Board will hold a public hearing on Wednesday, June 17, 2026, at 7:00 PM in the Upper Southampton Township First Floor Meeting Room, 939 Street Road, Southampton, PA, on the appeal of Flagship Pennsylvania Propco, LLC (26-07), regarding Tax Parcel No. 48-013-016, located at 690 Second Street Pike, in the R-S, Retail Service Zoning District of Upper Southampton Township. Applicant seeks to demolish the structures on site and redevelop the Property for a car wash facility. Applicant appeals the zoning officer’s determination that the use is not permitted in the RS Zoning District, and requests a special exception pursuant to the Upper Southampton Township Zoning Ordinance (“Ordinance”), §185-16.38A to permit the use. In the alternative, Applicant seeks a variance from §185-16.38A of the Ordinance to allow the car wash facility on the subject property. Applicant also seeks a variance from off-street parking regulation at §185-47, or an interpretation that there is no parking requirement for a car wash facility and that the parking should be calculated based upon the habitable space within the building. Applicant further seeks a variance from §185-30.A, §185-30.B, §185-38, and §185-60.B(1), to permit accessory items such as trash enclosures, vacuum units, equipment pads, parking, pay stations, and drive aisles within the required front, rear, and buffer yards. A copy of the application may be viewed by appointment in the Office of Licenses and Inspections at the Township Building.
