Notice is hereby given to the application(s) to be considered at a public hearing of the Zoning Hearing Board of Lower Moreland Township to be held on Thursday, June 18, 2026, at 7:00 PM in the Meeting Room of the lower Moreland Township Municipal Building, 640 Red Lion Road, Huntingdon Valley, PA 19006.
26-07 The application of Daniel & Alicia Valentino, 2283 Valley Road, Huntingdon Valley, PA 19006 who seeks relief from 208-804.F (1) who seeks an interpretation confirming that a second detached structure may be used as an in-law suite, or in the interim, requests a variance from this provision.

26-08 The application of Nicholas Tsiadis, 560 Red Lion Road, Huntingdon Valley, PA 19006, who seeks relief from 208-303, Table 3-3.1, reducing the required rear yard setback of 20 feet to 11’-3” for an existing non-conforming accessory structure.

Existing non-conforming lot coverage of 43.7%.

26-11 The application of Piro Karadani, 2151 Saint Alberts Circle, Huntingdon Valley, PA 19006, who seeks relief from 208-502.F, Table 5-2.4, to allow a 6-foot-high fence in the front yard of a corner lot. Proposed 6-foot fence in the address front yard, Saint Alberts Circle and to memorialize an existing solid 6-foot fence on the Welsh Road front yard. The applicant also seeks relief from 208-302.C, Table 3-2.3.a, to increase the allowed lot coverage from 25% to 29.6%, existing is 26.9%, and to allow a reduction in the required side yard setbacks of 20 and 30 feet to 19’-11 ½ “ and 6’-11 3/8” feet to allow a detached garage.
