NOTICE OF HEARING
TO NEIGHBORS OF 6712-6714 POLK STREET, GUTTENBERG, NEW JERSEY, OWNERS OF PREMISES LOCATED WITHIN 200 FEET OF SAME.
PLEASE TAKE NOTICE that on the 15th day of June 2026 at 6:00 pm o'clock p.m., a hearing will be held before the Joint Planning/Zoning Board at the Municipal Building, located at 6808 Park Avenue, Guttenberg, New Jersey 07093 on the application of the undersigned for a variance or other relief so as to permit:
Site plan approval, use and height variances and variances for yard setbacks, height in stories, coverage and parking variances from the zoning ordinance to convert an existing nine (9) unit with commercial warehouse use to a seven (7) unit multi-family mid-rise residential building. The proposed seven (7) unit multi-family residential building is a permitted conditional use. A d(3) conditional use variance is required for front yard setback, side yard setback (both), rear yard setback, impervious surface coverage, off* street parking, open space and any other variances that the Joint Planning and Zoning Board of Adjustment my require, on the said premises known as 6712-14 Polk Street, Guttenberg, New Jersey and designated as Lot 3 in Block 9 on the Township of Guttenberg Tax Map, in accordance with the drawings of Orestes Valella, A-IA PC and other submissions on file. Variances will be sought including, but not limited to all use, height, bulk variances, front yard, side yard, rear yard, coverage, parking and such other bulk and all other variances as may be determined to be necessary and required to construct the project as designed in the above referenced plans.
This notice is sent to you as an owner of property in the immediate vicinity.
A public hearing has been set down for June 15, 2026, at 6:00 p.m., in the Municipal Building, located at 6808 Park Avenue, Second Floor, Guttenberg, New Jersey 07093 and when the case is called you may appear either in person, by agent or attorney and present any objections which you may have to the granting of the relief on the petition.
Variance Application along with maps, survey, site plans, and all related documents are on file in the office of the Municipal Clerk and are available for inspection, during regular business hours: 9:00 a.m. to 4:00 p.m. you may call for specific times, Monday through Friday.
This notice is sent to you by the applicant by the order of the Guttenberg Joint Planning/Zoning Board.
