ZONING BOARD OF ADJUSTMENT
NOTICE OF HEARING
PLEASE TAKE NOTICE that James Whelan has applied to the Board of Adjustment of the Township of Colts Neck for variances from the provisions of Section 102 of the Colts Neck Zoning Ordinance so as to permit the construction of a single-family dwelling, garage, parking court, driveway, pool, pool cabana, patio/terrace, fencing/stone wall, landscaping, septic and domestic water well and generator, all on the premises located in the A-1 Zone at 233 Route 537 and 237 Route 537, known as Block 33, Lots 25 and 24, respectively, on the Tax Map of the Township of Colts Neck.
The following variances have been applied for:
Section 102-87: Principal building front yard setback of 79 feet is required, where 57 feet is proposed.
Section 102-87: Accessory structure (pool) front setback of 100 feet is required, where 78 feet is proposed.
Section 102-87: Building separation of 20 feet is required, where 13.83 feet (cabana) is proposed.
Section 102-87: Accessory structure (cabana) front setback of 100 feet is required, where 96 feet is proposed.
Section 102-87: Accessory structure (fire pit) front setback of 100 feet is required, where 83 feet is proposed.
Section 102-87: Proposed fire pit and house separation of 20 feet is required, where 12 feet is proposed.
Section 102-87: Proposed fire pit and cabana separation of 20 feet is required, where 10 feet is proposed.
Section 102-84C20(c): Recreational vehicle parking in a front yard is proposed, where same is not permitted.
This application is now on the Secretary's Calendar and a public hearing has been ordered for Thursday evening, June 18, 2026 at 7:00 p.m. prevailing time, in Town Hall, 1 Veterans Way, Colts Neck, New Jersey, at which time you may appear in person, by agent or attorney and present any objection which you may have to the granting of this application.
The Applicant reserves the right to amend this application at the time of hearing to include requests for any and all other variances, waivers and/or other relief which may be deemed necessary or appropriate by the Board of Adjustment and/or its professionals.
All plans, maps and papers regarding this application are on file in the Planning Department and are available for inspection during normal business hours.
