To: The Estate of Josephine R. Duca, Middlesex Probate No 21P2838, Estate of Frank A. Duca, Estate of Antonio J. Duca, Estate of Maurice R. Duca, Frances R. McGee, Estate of Samuel J. Duca, Middlesex Probate No. 20P5353, Estate of Rose A. Breault, Middlesex Probate No. 09P5333, by virtue of the following Deeds: Grantors in said deed, Book 7055, Page 485 were the Children and heirs under the Estate of Salvatore Duca, Middlesex Probate No. 369134. For Salvatore Duca source of title. See deed, recorded October 25, 1921 in Book 4471, Page 146 and other Parties-In-Interest, Nancy A. Day, Norman J. Breault, Elaine Breault and Lisa Cohen. See also Estate of Louisa Duca, a/k/a, Louise C. Duca, Middlesex Probate No. 372326 who died intestate and whose heirs were rank A. Duca, Antonio J. Duca, Maurice R. Duca, Samuel J. Duca, Josephine R. Duca, Rose A. Breault, Frances R. McGee. An action has been commenced against Respondent, The Estate of Josephine R. Duca, as owner of 133 Beach Street, Marlborough, Massachusetts, and other Parties In-Interest Michael A. Duca and Anthony Duca, as heirs of the deceased owner, Josephine R. Duca, in the Central Housing Court, Docket No. 25H85CV000554 by the Attorney General for the Commonwealth of Massachusetts, affecting the property at 133 Beach Street, Marlborough, Massachusetts. The Central Housing Court has appointed a Receiver, the Orders being recorded in the South Middlesex District Registry of Deeds in Book 85624, Page 258 and in Book 85624, Page 264. The Court has appointed Margate LLC as receiver for this property to make repairs to it because it was deemed to be in violation of the State Sanitary Code G.L. c. 111,§127I. Once the Receiver completes its work, the Receiver will request that the Court authorize it to sell such property free and clear of any property interests claimed or held by others and free and clear of all liens and encumbrances of record.
Please note that this matter is scheduled for a hearing by the Court on Wednesday, July 15, 2026, at 9:00 AM in the Central Housing Court, 225 Main Street, Worcester, MA 01608 to identify any interested parties.
