NOTICE OF SUBSTITUTE TRUSTEE'S SALE
STATE OF MISSISSIPPI
COUNTY OF HINDS
WHEREAS, on February 5, 2025, Tredarius Leonard McPherson, a single person executed a Promissory Note payable to the order of Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for PrimeLending, a PlainsCapital Company its successors and assigns .
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated February 5, 2025, executed by Tredarius Leonard McPherson, a single person and recorded in Book 7318, at Page 6211 - and as Instrument No 1901594 - of the records of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and which aforesaid Instrument conveys to Allan B Polunsky, Trustee and to Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for PrimeLending, a PlainsCapital Company its successors and assigns, as Beneficiary, the hereinafter described property; and
WHEREAS, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for PrimeLending, a PlainsCapital Company its successors and assigns assigned said Deed of Trust to AmeriHome Mortgage Company, LLC via an instrument dated December 19, 2025 and recorded in Book 7328, Page 5227 - and as Instrument No. 1937432 - in the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
WHEREAS, AmeriHome Mortgage Company appointed Marinosci Law Group, P.C. as Substitute Trustee in the place of the afore-mentioned original Trustee via an instrument dated April 10, 2026 and recorded in Book 7332, Page 7810 – and as Instrument No. 1943915 of the records of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Marinosci Law Group, P.C., the Substituted Trustee in said Deed of Trust will on June 29, 2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the North door of the Hinds County Courthouse, located at 407 East Pascagoula Street, Jackson, Mississippi, the following described property located and situated in Hinds County, Mississippi, to wit:
Lot 442, Cedars of Byram Estates, Phase 2, a subdivision according to the map or plat thereof which is on file and of record in the office of the First Judicial District of Chancery Clerk of Hinds County, Mississippi in Plat Book 41 at Page 80, and ratified in Book 7293 at Page 4818, reference to which is hereby made in aid of and as part of this description.

Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand and gravel in or under subject property.
As the undersigned Substituted Trustee, Marinosci Law Group, P.C. will convey only such title as is vested in it under said Deed of Trust.
