By virtue and in execution of the Power of Sale contained in a certain mortgage given by Bruce Crossman to Citizens Bank, N.A., and now held by Citizens Bank, N.A., said mortgage dated February 9, 2023 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 28310, Page 146, as affected by a Default Judgment recorded in said Registry in Book 29855, Page 207, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on July 9, 2026 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

THIS BEING THE SAME PROPERTY CONVEYED TO BRUCE CROSSMAN, INDIVIDUALLY, BY DEED FROM BRUCE CROSSMAN AND TAYLOR CROSSMAN, DATED 08/09/2021 AND RECORDED ON 08/16/2021 IN BOOK 27266, PAGE 113, IN THE BRISTOL COUNTY RECORDERS OFFICE.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
Said mortgage is subject to a certain mortgage given by Bruce Crossman to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Fall River Five Cents Savings Bank, dated August 10, 2021 and recorded in Bristol County (Northern District) Registry of Deeds in Book 27266, Page 116
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
