EXECUTION AND ORDER OF SALE

ROYAL RANCH HOMEOWNERS ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
DEVONSHIRE TWELVE, LLC, an Arizona limited liability company, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 6th day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 7th day of January, 2026, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
For the principal amount of $5,293.60 plus accruing assessments of $96.00 monthly or such greater amount as Royal Ranch may assess in the future as a Common Expense Lien on the Property, together with interest thereon at the rate of 7.75% per annum from the date the judgment until paid in full; For Royal Ranch Homeowners Association’s reasonable attorneys’ fees in the amount of $3,080.50 and court costs in the amount of $908.31, together with interest thereon at the rate of 7.75% per annum from the date of judgment until paid in full against Defendant Devonshire Twelve, LLC; For pre-judgment interest on the principal amount at the rate of 10% in the amount of $529.36; For Royal Ranch Homeowners Association’s reasonable attorneys’ fees, costs and expenses incurred in executing upon the Judgment including, but not limited to, all attorneys’ fees, costs and expenses incurred in scheduling and conducting the sale and, if necessary, obtaining possession of the Real Property, recording any subsequent deed, and costs to repair and sell the Real Property, in satisfaction of all amounts due to the Association, presently in the amount of $10,264.41, this amount was reached by adding the Judgment amount of $9,811.77, post-judgment interest in the amount of $164.64, and post-judgment assessments of $288.00, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Lot 130 of ROYAL RANCH UNIT 2 PARCEL 7, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona recorded in Book 772 of Maps, Page 48, and Certificate of Change recorded in Document No. 2005-1881392 of Official Records.
AKA: 15194 North 145th Lane, Surprise Arizona 85248.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 9th day of July, 2026 at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
