MORTGAGEE'S SALE
OF REAL ESTATE
By virtue of and in execution of the Power of Sale con-tained in a certain mortgage given by Isadora Walker A/K/A Isadora Silva Andrade to Mortgage Electronic Re-gistration Systems, Inc., as mortgagee, as nominee for Mortgage Network, Inc., its successors and assigns, dat-ed May 24, 2022 and recor-ded in Worcester County (Worcester District) Registry of Deeds in Book 67670, Page 233 (the “Mortgage”) of which mortgage PHH Asset Services LLC is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Mortgage Network, Inc., its successors and assigns to PHH Mortgage Corporation dated January 9, 2025 and recorded at said Registry of Deeds in Book 71513, Page 249, and As-signment from PHH Mortgage Corporation to PHH Asset Services LLC dated September 2, 2025 and recorded at said Registry of Deeds in Book 72487, Page 377, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 21 Prospect Street, Princeton, MA 01541 will be sold at a Public Auction at 4:00 PM on July 15, 2026, at the mortgaged premises, more particularly described be-low, all and singular the pre-mises described in said mortgage, to wit:
The land with the buildings, structures, and improvements thereon, situated in the center of Princeton on Prospect Street, in the Town of Princeton, County of Worcester, State of Massachusetts containing one acre of land, more or less, and is bounded and de-scribed as follows:
BEGINNING at a stake or point, being the west corner of the lot at a corner of land now or formerly of Charles G. Washburn and land now or formerly of A. Stanley Haley,
THENCE running in a southeasterly direction 200 feet,
THENCE running north 18 degrees east 214 feet to a stake and stones,
THENCE running north by west 200 feet to the center of a red oak tree,
THENCE running in a southwesterly direction 214 feet to the point of beginning, the first line running by land of said A.S. Haley.
Excepting so much of said premises as lie southeasterly line of said Prospect Street.
For mortgagor’s title see deed recorded with the Worcester County (Worcester District) Registry of Deeds in Book 67670, Page 228.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Me-morandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
