Pursuant to the power of sale contained in the Security Deed executed by ANGELA OHSHIRO AND SANDEEP TAMRAKAR AKA SANDEEP M TAMRAKAR to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS MORTGAGEE, AS NOMINEE FOR UNITED WHOLESALE MORTGAGE, LLC in the original principal amount of $296,296.00 dated September 18, 2024, and recorded in Deed Book 3489 , Page 213, Chatham County records, said Security Deed being last transferred to LAKEVIEW LOAN SERVICING, LLC in Deed Book , Page , Chatham County records, the undersigned will sell at public outcry to the highest bidder for cash, before the Courthouse door in said County, or at such other place as lawfully designated, within the legal hours of sale, on 8/4/2026, the property in said Security Deed and described as follows:
THE LAND REFERRED TO HEREIN BELOW IS SITUATED IN THE CITY OF SAVANNAH, COUNTY OF CHATHAM, STATE OF GEORGIA, AND IS DESCRIBED AS FOLLOWS:
BEING KNOWN AND DESIGNATED AS LOT 43, BISCAYNE PARK SUBDIVISION, COOK WARD, AS SHOWN ON THE MAP OR PLAN OF SAID SUBDIVISION RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF CHATHAM COUNTY, GEORGIA, IN SUBDIVISION MAP BOOK A, PAGE 311, SAID LOT BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
COMMENCING AT THE SOUTHEASTERN CORNER OF THE INTERSECTION OF DOLPHIN DRIVE AND LA FITTE DRIVE AND PROCEEDING THENCE IN A NORTHEAST DIRECTION ALONG THE SOUTHEASTERN RIGHT OF WAY LINE OF DOLPHIN DRIVE, A DISTANCE OF 432.89 FEET TO A POINT, SAID POINT BEING THE POINT OF BEGINNING; PROCEEDING THENCE IN A NORTHEASTERN DIRECTION ALONG THE SOUTHEASTERN LINE OF THE RIGHT OF WAY OF DOLPHIN DRIVE, A DISTANCE OF 60 FEET TO A POINT; PROCEEDING THENCE IN A SOUTHEASTERN DIRECTION ALONG THE DIVIDING LINE BETWEEN LOTS 42 AND 43, SAID SUBDIVISION AND WARD, A DISTANCE OF 170 FEET TO A POINT; PROCEEDING THENCE ALONG THE NORTHWESTERN LIEN OF THE RIGHT OF WAY OF JASMINE STREET, A DISTANCE OF 122.96 FEET TO A POINT; PROCEEDING THENCE IN A NORTHWESTERN DIRECTION ALONG THE DIVIDING LIEN, BETWEEN LOTS 43 AND 44, SAID SUBDIVISION AND WARD, A DISTANCE OF 189.32 FEET TO THE POINT OF BEGINNING. SAID LOT 43 BEING BOUNDED AS FOLLOWS: ON THE NORTHWEST BY DOLPHIN DRIVE; ON THE NORTHEAST BY LOT 42, SAID SUBDIVISION AND WARD; ON THE SOUTHEAST BY JASMINE STREET; AND ON THE SOUTHWEST BY LOT 44, SAID SUBDIVISION AND WARD.

To the best of the undersigned’s knowledge, the party or parties in possession of said property is/are ANGELA OHSHIRO AND SANDEEP TAMRAKAR AKA SANDEEP M TAMRAKAR or tenant(s).
The debt secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, failure to pay the indebtedness as provided for in the Note and said Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
Said property will be sold subject to the following: (1) any outstanding ad valorem taxes (including taxes which are a lien, whether or not yet due and payable); (2) the right of redemption of any taxing authority; (3) any matters which might be disclosed by an accurate survey and inspection of the property; and (4) any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
Said sale will be conducted subject to the following: (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed.
