SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on 11/7/2013, JESSICA F. PARKER, A SINGLE WOMAN, executed a certain deed of trust to WILLIAM MYRICK WELCH II P.A., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Platinum Mortgage, Inc., its successors and assigns, which Deed of Trust is of record in the office of the Chancery Clerk of Hinds County, 1st Judicial District Judicial District, State of Mississippi as Instrument No 1430504, Book 7157, Page 194; and WHEREAS, said Deed of Trust was transferred and assigned Freedom Mortgage Corporation and recorded 9/8/2025 as Instrument No. 1913151, Book 7324, Page 7404; and WHEREAS, Freedom Mortgage Corporation has heretofore substituted Nestor Solutions, LLC, as Trustee by Instrument recorded on 11/5/2025 in the aforesaid Chancery Clerk's Office as Instrument No. 1932646, Book 7325, Page 7969 and WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, Nestor Solutions, LLC, Substituted Trustee in said Deed of Trust, will on 7/24/2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the County Courthouse of Hinds County, Mississippi, located at the North Front Door of the Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201, to the highest and best bidder for cash the following described property situated in Hinds County, State of Mississippi, to-wit:
Lot 30, Clinton Park Subdivision, Part One (1), a subdivision according to a map or plat thereof which is on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat Book 17 at Page 42 thereof, reference to which is hereby made in aid of and as a part of this description.
NOTICE TO BIDDERS: Please be advised that the highest bidder (“purchaser”) at this trustee’s sale may be required to provide information, documentation and/or certification as mandated by applicable federal law, and entity and trust purchaser should be prepared to provide beneficial ownership information as required by federal reporting requirements effective for transfers of residential real property to covered transferees on or after March 1, 2026. If applicable, the required information must be provided to the trustee before a trustee’s deed will be issued for covered transfers.
