LEGAL NOTICE
The Horsham Township Zoning Hearing Board will meet for a regular meeting on Tuesday, July 14, 2026, at 7:00PM, in the Horsham Township Building, located at 1025 Horsham Road, to consider the following applications and any other business properly presented before the Board:
HTZHB 25-19 JASON BRESLER AND JILL BRESLER: Applicants propose to construct an 816 square-foot, 23-foot-high, two-story detached garage within the required side-yard of the property located at 465 Barrington Street in the Township’s R-3 Residential District under the Open Space Preservation Alternative Regulations. The property is currently improved with a 6,066 square-foot single-family dwelling with attached three-car garage, in-ground pool with cabana, and associated improvements. In order to facilitate the proposed detached garage, Applicants seek variance relief from Article IV, Section 230-16(C) of the Horsham Township Zoning Ordinance, as amended, prohibiting accessory buildings in required side yards within the Township from being further forward than the principle building’s rear line. Applicants’ requested variance relief, if granted, will permit the garage as an accessory building within the required side-yard further forward than the principle building’s rear line where otherwise it is expressly prohibited under the Ordinance.
HTZHB 26-10 TIMOTHY AND TERESA HACK: Applicants propose to construct a one-story in-law suite addition to the rear of the single-family dwelling, which will connect the dwelling to the existing detached garage, on the property located at 311 Park Road in the R-2 Residential District. In order to facilitate the proposed addition, Applicants seek variance relief from the following sections of the Horsham Township Zoning Ordinance, as amended: (1) Article VII, Section 230- 230-55(D), relating to the R-2 District’s lot coverage requirement; and (2) Article VII, Section 230-55(E)(3), relating to R-2 District’s rear yard requirement. Applicants’ requested variance relief, if granted, will permit the proposed addition with: (1) a lot coverage of 22.67%, where 19.7% currently exists, and a maximum of 20% is permitted; and (2) a rear yard setback of 50 feet, where 87 feet currently exists, and a minimum of 80 feet is required in the R-2 District.
HTZHB 26-11 LAURIE AND SHAUN JENSEN: Applicants propose to install a 120 square-foot shed on the property located at 334 Sun Valley Drive within the Estates of Chestnut Creek Cluster Subdivision in the R-2 Residential District. In order to facilitate the proposed shed, Applicants seek variance relief from Article VII, Section 230- 230-55(I)(1) of the Horsham Township Zoning Ordinance, as amended, relating to the Estates of Chestnut Creek’s cluster subdivision dimensional requirements. Applicants’ requested variance relief, if granted, will permit the proposed shed with a lot coverage of 29.12%, where 28.36% currently exists, and a maximum of 25% is permitted in the R-2 District.
HTZHB 26-12 GAGE CUSICK AND KELLY XU: Applicants propose to construct an in-ground pool and remove some existing hardscaping, including a rear yard paver patio, driveway expansion, and front walkway, which were installed without Township permits, on the property located at 1046 Balmoral Way in the R-2 Residential District. In order to facilitate the proposed improvement, Applicants seek variance relief from Article VII, Section 230-55(D) of the Horsham Township Zoning Ordinance, as amended, relating to the R-2’s lot coverage requirement. Applicants’ requested variance relief, if granted, will permit the proposed improvements with a lot coverage of 30.3%, where 29.7% currently exists, and a maximum of 20% is in the permitted in the R-2.
