PLANNING BOARD
PLEASE TAKE NOTICE that GTP ACQUISITIONS, LLC has applied to the Planning Board of the Township of Montgomery with reference to property located at 22 Scarborough Road, designated as Block 4020, Lot 1, on the municipal tax map #3 for Minor Subdivision and Preliminary and Final Major Plan Approval for Thrive at Montgomery a proposed 196-unit senior living community that will include licensed Assisted Living and Memory Care accommodations, as regulated by the New Jersey Department of Health, as well as Independent Living units offering amenities and services to seniors without direct care provision. The facility will provide a full range of typical senior-living amenities, including onsite dining venues, activity and multipurpose spaces, a fitness center, and a theater, consistent with a Redevelopment Agreement dated September 18, 2025 between the Township of Montgomery and GTP Acquisitions LLC. The Redevelopment Plan requires a 30 ft buffer from the western property boundary; where a 6.3 ft is proposed. A deviation from the Redevelopment Plan is requested. The applicant also requests any and all other necessary variances, waivers, design standard exceptions, permits, incidental relief and authorizations that may be deemed required, appropriate or necessary by the Board or the Applicant including determinations made during the hearing process which may be generated by way of plans and submissions. In addition to the foregoing described approvals, please note that to the extent revisions are made during the hearing process, measurements, percentages and other calculations may change as will the associated relief required. The applicant reserves the right to amend its application accordingly for other relief from the Township of Montgomery Land Development Ordinance and Environmental Protection Ordinance as may be appropriate or necessary for this application for the proposed use.
This application is now on the Planning Board's public hearing agenda to be held Monday, July 27, 2026, at 7:00 P.M. at the Township of Montgomery 100 Commnity Drive, Municipal Center Chambers Room, Skillman, New Jersey 08558. Any interested person or persons may have an opportunity to be heard upon such application, either by their own representation or by attorney.
All plans and related papers are on file in the office of the Planning Department, 100 Community Drive, Skillman, New Jersey, and may be inspected by interested persons during regular office hours (8:30 A.M. to 4:30 P.M.), Monday through Friday.
This Notice is published on behalf of the applicant, as required by the State of New Jersey's Municipal Land Use Law (N.J.S.A. 40:55D-10 & 12).
