Pulda to Wells Fargo Bank, N.A., dated November 28, 2005 and recorded with the Worcester County (Worcester District) Registry of Deeds at Book 37937, Page 375 as affected by an Order recorded on April 30, 2025 in Said Registry of Deeds at Book 71922, Page 387, subsequently assigned to Nationstar Mortgage LLC d/b/a Champion Mortgage Company by Wells Fargo Bank, N.A. by assignment recorded in said Worcester County (Worcester District) Registry of Deeds at Book 57737, Page 25, subsequently assigned to Secretary of Housing and Urban Development, its successors and assigns by Nationstar Mortgage LLC d/b/a Champion Mortgage Company by assignment recorded in said Worcester County (Worcester District) Registry of Deeds at Book 60248, Page 266, subsequently assigned to CAG National Fund IV LLC, its successors and assigns by Secretary of Housing and Urban Development, its successors and assigns by assignment recorded in said Worcester County (Worcester District) Registry of Deeds at Book 70553, Page 344 for breach of the conditions of said Mortgage and for the purpose of foreclosing same will be sold at Public Auction at 11:00 AM on July 31, 2026 at 25 Barrett Avenue, Worcester, MA, all and singular the premises described in said Mortgage, to wit: The land in Worcester with the buildings thereon and all the privileges and appurtenances thereto belonging: situated in said Worcester on the southerly side of Edmons Street, being Lots 384, 385 and 386, as shown on plan of Chester Terrace belonging to J.W. Wilbur drawn by A.L. Elliot, said plan dated April 7, 1914, and recorded in the Worcester District Registry of Deeds, Plan Book 25, Plan 87, otherwise bounded and described as follows: BEGINNING at the intersection of said southerly line of Edmons Street with the westerly line of Barrett Avenue; THENCE westerly by said Edmons Street 73.6 feet to Lot No. 383 on said plan; THENCE southerly by said Lot No. 383, 100 feet to a point at Lot No. 389 on said plan; THENCE easterly by Lots Nos. 389, 388 and 387 on aid plan 84.5 feet, more or less, to said Barrett Avenue; THENCE northerly by said Barrett Avenue 100.6 feet to the point of beginning.
