NOTICE OF PUBLIC HEARING MANALAPAN TOWNSHIP ZONING BOARD OF ADJUSTMENT PLEASE TAKE NOTICE that Luis Riquito, as applicant and prior owner, has applied to the Manalapan Township Zoning Board of Adjustment for bulk variance relief for an existing shed and pool equipment located at 25 Briar Hill Drive, Manalapan and designated as Block 1803, Lot 7 on the tax map of the Township of Manalapan. The necessity of bulk variance relief was discovered when a survey was done for the sale of the property, which is currently owned by Marc Procaccini. The existing shed and pool equipment were installed within the rear yard setback due to the misplaced rear fence that was installed in line with the existing misplaced fences of the adjacent properties. The fence has been subsequently relocated however there remains a minor encroachment on the Manalapan Township property to the rear of the subject property of approximately . 4 ft. The subject property contains a residential dwelling and related improvements on approximately .459 acres in the R-20 zone. No site improvements are being proposed. The applicant seeks bulk variance relief from the rear yard setback where 10 ft is required and approximately 1.0 ft for the pool equipment and approximately 2.75 ft for the shed are existing. The applicant further seeks any and all other use, conditional use, and bulk variances, waivers, interpretations, approvals, and/or such other relief as the Zoning Board of Adjustment or the Zoning Board of Adjustment's professionals may deem necessary, appropriate, or desirable while considering this application. Any person or persons affected by this matter may have an opportunity to be heard at a public hearing to be held August 6, 2026 at 7:00 p.m. in the Manalapan Township Municipal Building, located at 120 Route 522 and Taylor Mills Road, Manalapan, New Jersey 07726. For the specific details of this application all relative documents are on file and may be reviewed at least ten (10) days before the public hearing by the public between the hours of 8:30 a.m. and 4:30 p.m. in the office of the Administrative Officer of the Zoning Board of Adjustment in the Manalapan Township Municipal Building.
