By virtue of and in obedience to a directed to me by the Honorable ASCENSION 23RD JUDICIAL DISTRICT COURT in and for the PARISH OF ASCENSION, State of Louisiana, dated: Thursday, April 2, 2026, in the above entitled and numbered cause, I shalI proceed to sell at public auction at Governmental Annex 828 South Irma Blvd Gonzales, LA 70737 of which the Civil District Court of the Parish of Ascension is held on WEDNESDAY, AUGUST 26, 2026, at 10:00 AM, to the last and highest bidder for cash, the following described property, to wit:
TRACT ONE:
A CERTAIN LOT OF GROUND SITUATED IN THE CITY OF DONALDSONVILLE, PARISH OF ASCENSION, STATE OF LOUISIANA, AND IN THAT PORTION OF SAID CITY KNOWN AS "LEMANN ADDITION", AND BEING DESIGNATED AS LOT NO. 21 OF SQUARE FOUR-ONE (4-1), SAID LOT HAVING A FRONTAGE ON THE WEST SIDE OF CHURCH STREET OF THIRTY (30) FEET, WITH A DEPTH BETWEEN PARALLEL LINES OF ONE HUNDRED TWENTY
(120) FEET; ALL AS SHOWN BY A MAP OF SAID LEMANN ADDITION MADE BY DANEY & WADDILL, AND MAP MADE BY J.C. WATIES, C.E. TOGETHER WITH ALL THE BUILDINGS AND IMPROVEMENTS THEREON AND THERETO BELONGING, AND ALL RIGHTS, WAYS, PRIVILEGES AND SERVITUDES THERETO APPERTAINING. ON NOVEMBER 11, 1945, DULY RECORDED IN COB 83, FOLIO 48 OF THE PARISH OF ASCENSION, LOUISIANA, BEING THE SAME PROPERTY ACQUIRED BY ORVILLE F. BARRETT, ET AL, FROM BERNARD FALCON, ET AL IN JULY 1948, DULY RECORDED AT COB 88 OF THE PARISH OF ASCENSION, STATE OF LOUISIANA.
TRACT TWO:
THE DIVIDED NORTHERN PORTION OF LOT NO. 20 CONSISTING OF A STRIP OF GROUND MEASURING TEN FEET (10) FRONT ON CHURCH STREET, BY A DEPTH BETWEEN PARALLEL LINES OF ONE HUNDRED TWENTY (120) FEET, BEING THE STRIP OF GROUND ADJOINING SAID LOT NO. 21, FOR SAID SQUARE. BEING THE SAME PROPERTY ACQUIRED BY ASCENSION BUILDING AND LOAN ASSOCIATION FROM ORVILLE F. BARRETT ET AL ON SEPTEMBER 27, 1948, DULY RECORDED IN COB 88, FOLIO 28960. TOGETHER WITH ALL THE BUILDINGS AND IMPROVEMENTS THEREON AND THEREUNTO BELONGING, AND ALL RIGHTS, WAYS, PRIVILEGES, SERVITUDES THERETO APPERTAINING.
BOTH TRACTS HAVING BEEN ACQUIRED BY RENO'S REAL ESTATE INVESTORS, LLC BY ACT OF SALE FROM SERVICE MORTGAGE COMPANY, INC. DATED JANUARY 25, 2006 AND RECORDED ON JANUARY 26, 2006 IN THE CONVEYANCE RECORDS OF THE CLERK OF COURT FOR THE PARISH OF ASCENSION AT INSTRUMENT NO. 00626889 ("PROPERTY").
And from the proceeds of said sale to pay petitioner by preference over all other claims, the sum of: FIFTY SEVEN THOUSAND AND HUNDRED TWENTY TWO DOLLARS AND EIGHT CENTS ($57,022.08) DOLLARS, along with interest and attorney's fees and all other costs including my own costs and charges.
