NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 01/18/2018, MAPLE CAIN executed a promissory note payable to the order of FIRST BANK AS LENDER MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. AS BENEFICIARY.
WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 01/18/2018, executed by MAPLE CAIN and being recorded on 01/26/2018 in Book 3565, Page 727 as Document No. 832285 of the records of the Madison, State of Mississippi; and which aforesaid Instrument conveys to PAIGE L PURVIS PA, Trustee and to FIRST BANK AS LENDER MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., as Beneficiary, the hereinafter described property; and
WHEREAS, FIRST BANK AS LENDER MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. AS BENEFICIARY assigned said Deed of Trust to Longbridge Financial, LLC via an instrument filed of record on 07/1/2021 as Document No. 930205, in Book 4061, and at Page 838 in the office of the Clerk of the Madison, State of Mississippi; and
WHEREAS, LONGBRIDGE FINANCIAL, LLC appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 06/16/2026 and recorded on 06/22/2026 in Book 4697, Page 645 of the records of the Madison, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 08/06/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the South Door of the Madison County Courthouse, 128 West North Street, Canton, MS 39046, the following described property located and situated in Madison, Mississippi, to wit:
A PARCEL OF LAND, TRIANGULAR IN SHAPE, CONTAINING .2 ACRES, MORE OR LESS, LYING AND BEING SITUATED IN SW 1/4 NW 1/4 SECTION 24, TOWNSHIP 9 NORTH, RANGE 2 EAST, MADISON COUNTY, MISSISSIPPI, AND BEING MORE PARTICULARLY DESCRIBED AS:
BEGINNING AT THE A POINT THAT MARKS THE NORTHEAST CORNER OF THE LOT CONVEYED TO LEONARD CAIN ET.UX. FROM CLARENCE CHINN ET.UX. AS RECORDED IN LAND DEED BOOK 144 AT PAGE 522 AND BEING PARCEL #092F-24B-055 IN THE RECORDS OF THE CHANCERY CLERK OF MADISON COUNTY, MISSISSIPPI, AND FROM SAID POINT OF BEGINNING PROCEED IN A SOUTHEASTERLY DIRECTION ALONG THE WEST BANK OF A DITCH THAT IS DESIGNATED AS A HOT WATER DITCH, 118.33 FEET, MORE OR LESS, TO THE NORTHEAST CORNER OF PARCEL #092F-24B-052; THENCE SOUTHWESTERLY ALONG THE NORTH BOUNDARY LINE OF SAID PARCEL TO THE SOUTHEAST CORNER OF THE CAIN LOT (BK. 144, PG. 522); THENCE NORTH ALONG EAST BOUNDARY LINE OF THE SAID CAIN LOT, 150 FEET, MORE OR LESS, TO THE POINT OF BEGINNING. THE PARCEL HEREIN CONVEYED CONTAINING .2 ACRES, MORE OR LESS, AND BEING PARCEL #092F-24B-053 IN THE RECORDS OF THE CHANCERY CLERK OF MADISON COUNTY, MISSISSIPPI, WHETHER CORRECTLY DESCRIBED HEREIN, OR NOT.
More commonly known as: 124 CHINN DRIVE, CANTON, MS 39046
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
