TOWNSHIP OF FRANKLIN ZONING BOARD OF ADJUSTMENT AUGUST 6, 2026 7:30 P.M. PLEASE TAKE NOTICE that a public hearing will be held at 7:30 p.m. on Thursday, August 6, 2026, at a regular meeting of the Zoning Board of Adjustment of the Township of Franklin, to be held in the Council Chambers at the Franklin Township Municipal Building, 475 DeMott Lane, Somerset, New Jersey. The subject of the hearing will be the application of 64 Casa Esencia, LLC, Docket No. ZBA 21-00027. The Applicant will appear before the Zoning Board of Adjustment seeking (1) clarification of the prior approval as it relates to the approved Floor Area Ratio ("FAR"), and (2) amendment of a condition of approval. The Resolution of Approval references an FAR of 0.27, which was based upon preliminary calculations made during the public hearing. The Applicant seeks clarification that the plans presented to and approved by the Board have not changed and that the correct Floor Area Ratio is 0.34, reflecting corrected calculations rather than any modification to the plans approved by the Board. The Applicant also seeks an amendment to Condition No. 7 of the Resolution of Approval adopted on September 21, 2023, to permit the previously approved twelve (12) townhouse units to be developed and conveyed as market-rate, for-sale units governed by a homeowners' association, rather than as rental units. No changes are proposed to the approved site plan, number of dwelling units, building footprints, site improvements, parking, circulation, landscaping, architectural design, or previously granted variance relief. Applicant seeks any and all other waivers, variances and/or submission requirements of the bulk and/or design standards which are, or may, be required to develop the premises as requested in the Application and that the Township of Franklin may find necessary. However, none are contemplated at the present time. This plan is for the site known as Block 234, Lots 3, 4, 5, 6, and 7 located at 64 Norma Avenue, Township of Franklin, NJ which is located in the O-P Zone.
