ADVERTISEMENT FOR BIDS YCS – Sawtelle Emmans Residence Kitchen Renovation 319 Emmans Road, Flanders, NJ 07836   YCS is soliciting sealed bids from qualified contractors for the renovation of the kitchen at the Sawtelle Emmans Residence in Flanders, NJ. Work generally includes demolition, accessibility modifications, installation of new cabinetry, countertops, flooring, appliances, lighting, painting, and related construction.   Bid documents with more details may be downloaded at https://ycs.org (click “get involved”) or obtained during either of the following walkthroughs located at 319 Emmans Rd, Flanders, NJ:   Walkthroughs 8/3/2026 – 1pm-3pm 8/7/2026 – 10am-12pm   No architectural or construction drawings have been prepared for this project. Contractors shall inspect the existing conditions during one of the scheduled pre-bid site visits and base their bids on their own observations, field measurements, and professional judgment.   The selected Contractor shall be responsible for preparing any drawings, sketches, layouts, permit documents, or other construction documents required to obtain permits and complete the project in accordance with applicable building codes and regulations. All costs associated with field measurements, preparation of required drawings, permits, and coordination shall be included in the bid price.   Submission Sealed bids with completed bidder’s package are due on 8/13/2026 at 4pm EST.
