NOTICE OF HEARING
BOROUGH OF LITTLE SILVER
PLANNING BOARD
In the matter of the application of Peter and Tiffany Falcone.
PLEASE TAKE NOTICE that the Planning Board of the Borough of Little Silver will hold a public hearing on Thursday, August 6, 2026 at 7:00 p.m., at Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey, to consider the application of Peter and Tiffany Falcone for premises known as Block 28, Lot 62 as shown on the Tax Map of the Borough of Little Silver, commonly known as 56 Silverwhite Road, Little Silver, New Jersey, and located in the R-3 Zone, for variances from the terms of the following sections of Article X of the Zoning Ordinance of the Borough of Little Silver to permit the following at the subject premises: Increase the side masonry walkway and create a side cellar entrance, install rear masonry patio, install rear roof structure covering patio, and add exterior cooking area including sink, gas barbeque, gas cooktop and refrigerators. The following variances are required:
10.7.E.1: Minimum required lot area is 20,000 square feet, where 11,477.70 square feet is existing.
10.7.E.1.a: Minimum required improved road frontage is 100 feet, where 80 feet is existing and proposed.
10.7.E.3.a: Minimum required rear yard setback for a principal structure is 50 feet, where 56.3 feet is existing and 45.75 feet is proposed.
10.7.E.4.a: Minimum required side yard setback for a principal structure is 15 feet on each side, where 8.6 feet (N) and 8.3 feet (S) is existing and 9.1 feet (N) and 8.3 feet (S) is proposed.
10.7.E.4.b: Minimum required side yard setback for an accessory structure is 8 feet on each side, where 8.7 feet is existing and 5 feet is proposed.
10.7.E.7: Maximum allowable lot coverage is 18%, where 22.92% is existing and 26.5% (3,044 sq. ft.) is proposed.
10.7.E.8: Maximum allowable impervious surface is 35% where 37.92% is existing and 42.5% (4,874.5 sq. ft.) is proposed.
In connection with this application, the Applicants shall also seek such other variances, waivers or other relief as the Board, and/or its professionals, shall deem necessary and appropriate.
PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any and all comments you may have to the granting of said approvals. The hearing may be continued without further notice on such additional or other dates as the Board may determine. All documents relating to this application may be examined during regular business hours in the Office of the Clerk of the Borough of Little Silver, Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey.
