v.
MARGARET J. PEDERSON-SPEARS, f/k/a MARGARET J. PEDERSON, FLOATIQUE, LLC, WELLS FARGO BANK, and ANY PARTY IN POSSESSION. Defendants.
An Amended Judgment and Decree of Foreclosure (the "Judgment") dated September 3, 2025, and entered the same day by the Circuit Court for the Third Judicial Circuit, Codington County in the action entitled Plains Commerce Bank v. Margaret J. Pederson-Spears, et al, 14CIV 24-000249. The Judgment, in part, directed a foreclosure sale of the following described real property in Codington County, South Dakota:
Lots 1, 2 and 3 in Block 16 of Davis Addition to Watertown, Codington
County, South Dakota, according to the recorded Plat thereof.
This real property is commonly known as 321 10th Street NW, Watertown, SD 57201.
NOTICE IS HEREBY GIVEN that for the purpose of realizing the sum of $194,082.53 on the Note and Mortgage, such sum being the Judgment amount as of September 3, 2025, against Defendant Margaret J. Pederson-Spears, plus subsequently accruing interest, costs, fees and expenses of foreclosure and other amounts lawfully added to such Judgment, and pursuant to such Judgment, the above-described real property will be sold at public auction to the highest bidder for cash, by the Sheriff of Codington County, on the front steps of the Codington County Courthouse at 14 1st Avenue Southeast, Watertown, SD at 10:00 A.M., on Wednesday, October 15, 2025. The real property is described in a Mortgage –180 Day Redemption, dated April 30, 2013, and recorded with the Codington County Register of Deeds Office on April 30, 2013, in Book 988 of Mortgages on Page 1658, executed and delivered by Margaret J. Pederson-Spears. The real property is described in a "Modification of Mortgage" dated February 24, 2016 and recorded with the Codington County Register of Deeds Office on February 24, 2016, in Book 988 of Mortgages on Page 6646, executed and delivered by Margaret J. Pederson-Spears. The property will be sold as one distinct parcel. The Plaintiff reserves the right to cancel or reschedule the sale from time-to-time.
