By virtue of Power of Sale contained in Deed to Secure Debt from BARBARA A. SCADDING hereinafter Grantor(s), to SRP FEDERAL CREDIT UNION, dated August 16, 2019, recorded in Deed Book 1691, Page 0422, Richmond County Records; said Deed to Secure Debt being given to secure a Note and Security Agreement in the principal amount of $50,000.00; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Richmond County, Georgia, within the legal hours of sale on Tuesday, November 4, 2025 the following described property:
ALL THAT LOT or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, having a frontage of 100 feet, more or less, on the South side of Debra Street, and extending back between parallel lines a distance of 204.60 feet on its Eastern boundary and a distance of 208.50 on its Western boundary, with a rear width of 100.09 feet, more or less, being shown and designated as the Eastern one-half of Lot 2, Block B, on a plat for Julius E. McCaw, dated November 26, 1971, recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Reel 39-Y, Page 465; reference being made to said plat for a more complete and accurate description as to the metes, bounds and location of said property.
SAID PROPERTY is conveyed subject to and with notice of the following matters: a) drainage easements, building setback lines, and all other matters shown on a plat of record; b) general utility easements and road right-of-way grants and easements.
SAID PROPERTY is hereby conveyed subject to any and all other easements, restrictions, and rights of way of record in the aforesaid Clerk's Office.

Pursuant to O.C.G.A. 44-14-162.2, the entity that has full authority to negotiate, amend and modify all terms of the mortgage with Debtor is: SRP Federal Credit Union, P.O. Box 6730, North Augusta, SC 29861, telephone number 803-202-4223. Please understand that the secured creditor is not required by law to negotiate, amend or modify the terms of the mortgage instrument.
To the best of the knowledge and belief of the undersigned, the party in possession of the property is Estate of Barbara Scadding. Said property commonly known as 3912 Debra Street, Augusta, GA 30906.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed. Pursuant to O.C.G.A. Section 9-13-172.1 which allows for certain procedures regarding the rescission of judicial and non-judicial sales in the State of Georgia, the Deed Under Power and other foreclosure documents may not be provided until final confirmation and audit of the status of the loan as provided immediately above.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, nonpayment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. Said property will be sold subject to any outstanding ad valorem taxes, special assessments, unpaid utility bills constituting liens against the property, and all Security Deeds, liens and encumbrances existing when the above-described Deed to Secure Debt was filed for record.
