YOU ARE HEREBY NOTIFIED as required by law and in compliance with Chapter 305-E of the Township of Lakewood Unified Development Ordinance (the "Ordinance") that the Zoning Board of the Township of Lakewood, Ocean County, New Jersey, will hold a public hearing on May 4, 2026 at 7:00 p.m. in the Lakewood Township Municipal Building, 231 Third Street, Lakewood, New Jersey to consider the application of Abraham Gartenhaus (the "Applicant") for the following approvals:
The subject property is located at Block 774.03 Lot 1 at 517 Ashley Avenue in the Township of Lakewood in the R-7.5 (Single-Family Residential) Zone (the "Property").
Applicant seeks the following:
Bulk Variance relief to construct a new single-family home on the Property.
In the R 75 Zone, the minimum required lot area is 7,500 square feet. The Property contains 5,540 square feet. Hence Applicant is requesting a variance for this existing condition.
In the R-75 Zone, the minimum required front yard setback is 25 feet. Applicant is proposing a front yard setback of 15 feet to Wynatt Street and a front yard setback of 19 feet to Ashley Avenue and hence, requests variances for same. The setnback to Ashley Avenue is an existing condition.
In the R-75 Zone the minimum required rear yard setback is 15 feet. Applicant proposes a rear yard setback of 10 feet and hence requests variances for same.
In the R75 Zone, the maximum allowable building coverage is 35 %. Applicant proposes a building coverage of 36% and hence requests a variance for same.
Applicant further seeks such other variances and/or design waivers that the Board may require as may be disclosed on the plans.
