BOROUGH OF GIBBSBORO PLANNING BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that Gibbsboro Green Energy, LLC (the "Applicant") has submitted an application (the "Application") to the Borough of Gibbsboro Planning Board (the "Planning Board") for minor site plan and bulk variance approval for the property identified on the Tax Map of the Borough of Gibbsboro as Block 7.03, Lots 16.03, 20, 27.01 & 27.02 and commonly known as 55 E. Clementon Road, Gibbsboro, New Jersey 08026 (the "Property" or "Subject Property"). The Property is presently located in the Highway Business Zoning District ("C-2 Zone") of the Borough of Gibbsboro (the "Borough").
On August 26, 2025, following the presentation of evidence and testimony at a duly noticed public hearing, the Planning Board granted the Applicant's request for minor site plan relief. The Planning Board's approval of the Applicant's intended use for the Property was memorialized by way of Resolution PB2025-9-24. The Applicant is seeking Certificate of Appropriateness ("COA") approval in conjunction with the signage variance for the proposed alterations submitted to the Planning Board.
Variance relief is being requested from Section 318-17(B) for the number of façade signs permitted. The ordinance standard is a one (1) façade sign, and the Applicant is proposing two (2) façade signs.
The Applicant proposes the requested relief will enable the Property to be put to productive use and to be improved and utilized in a manner compatible with and complementary to the surrounding area. Additional testimony in support of the requested relief will be provided at the hearing.
The Applicant reserves the right to request any and all variances, waivers, and/or other relief that may be required after review of the Application by the Planning Board and its professional staff, or that otherwise may be necessary. This is a continuing Notice and the Application may be postponed or adjourned to another meeting of said Planning Board without any further notice being required.
A public hearing of this Application (the "Public Hearing" or "Hearing") will be held before the Borough of Gibbsboro Planning Board on December 23, 2025 at 7:00 P.M. The Planning Board's public meetings will be held at the Borough of Gibbsboro Borough Hall located at 49 Kirkwood Road, Gibbsboro, New Jersey 08026.
At the time of the Public Hearing, anyone may appear individually or by attorney, and present any objection which they may have to granting this Application. The Application, any maps, and/or documents for which approval is sought are available for examination in the Office of the Borough Secretary during normal business hours.
