The property is identified as Block 1415, Lot 1.01 as shown on the Tax Map of the Borough of River Edge. The property is located within the Borough of River Edge Cannabis Overlay Zone ("COZ") contained in the underlying Commercial Office District Zone ("C2"), where a retail cannabis dispensary is a permitted use. The Planning Board previously granted site plan approval to the Applicant by Resolution dated October 9, 2024. The Applicant now seeks amended site plan approval, including (C)(2) variances, to permit updated and additional signage on the property and building. No other structural changes to the existing structure are proposed. The Applicant will also seek such other land use approvals that are deemed necessary or appropriate by the Applicant or the Board, and which may arise during the course of the hearing process.
