CITY OF GLOUCESTER PLANNING AND ZONING BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that on December 17, 2025 at 7:00 PM, the Planning and Zoning Board of the City of Gloucester (the "Board") will hold a public hearing in the City of Gloucester City Hall, located at 313 Monmouth Street, Gloucester City, New Jersey 08030, to review and take formal action on the application of Meridia Gloucester City 101, Urban Renewal, LLC ("Applicant") for preliminary and final major site plan approval and minor subdivision approval (or, if deemed necessary by the Board, preliminary and final major subdivision approval) (the "Application"), in connection with property having a street address of 101 South King Street (County Route 631), City of Gloucester, County of Camden, State of New Jersey, and designated as Block 48, Lots 2, 2.01 and 2.02, on the City of Gloucester Tax Map (the "Property"). The Property is located in the City of Gloucester's Freedom Pier Redevelopment Area.
PLEASE TAKE FURTHER NOTICE that, by way of the Application, Applicant proposes to subdivide the Property so as to reconfigure the lot lines of the three (3) existing lots. No new or additional lots are proposed. As a result of the subdivision, proposed Lot A will measure approximately two-point-twenty-four (2.24) acres in area ("Lot A"), proposed Lot B will measure approximately two-point-nineteen (2.19) acres in area ("Lot B"), and proposed Lot C will measure approximately two-point-twenty-one (2.21) acres in area ("Lot C"). Applicant further proposes the construction of the following: (i) a seven (7) story mixed-use building on Lot A consisting of two hundred forty-seven (247) apartment units, two thousand (2,000) square feet of commercial space, and three thousand four hundred (3,400) square feet of waterfront restaurant space; and (ii) a six (6) story addition to the existing two (2) story parking garage on Lot B, resulting in a total of eight (8) stories consisting of one hundred seventeen (117) apartment units on the top five (5) stories, two hundred ninety-two (292) mechanical parking spaces on the third (3rd) story, and one hundred fifty-two (152) parking spaces on the bottom two (2) stories. Lot C shall remain improved with the existing three (3) story office building. Related site improvements proposed on Lot A, Lot B, and Lot C include, but are not limited to, parking, lighting, landscaping, signage, and stormwater management facilities.
PLEASE TAKE FURTHER NOTICE that, in connection with the Application, Applicant further seeks any and all submission waivers, exceptions, waivers, design waivers, variances, interpretations, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application by the Board and its professional staff.
PLEASE TAKE FURTHER NOTICE that at least ten (10) days prior to the public hearing, copies of the Application, maps, plans, and supporting documents, as applicable, will be on file and available for public inspection in the office of the Board, within the City of Gloucester Municipal Building, located at 512 Monmouth Street, Gloucester City, New Jersey 08030, during regular business hours.
PLEASE TAKE FURTHER NOTICE that you may appear at the public hearing on the Application, either in person or by your attorney, and you may participate at said public hearing to present any and all objections, or support, you may have, and any other general comments, relative to the Application, so that all interested parties may be heard.
PLEASE TAKE FURTHER NOTICE that the Board may, at its discretion, adjourn, postpone, or continue said hearings from time to time and you are hereby notified that you should make diligent inquiry of the Board's office concerning adjournments, postponements, or continuations.
