BZA Case #774
Tonia Harlev of 7790 Marietta Road SE, Bremen, Ohio has applied for an Area Variance for the property located at 2465 East Main Street, parcel # 0534000400, R 18 T 14 S 3 NW. The property is currently zoned CG – Commercial General district. LCO § 1143.06(b) prohibits the use of gravel for off-street parking areas in CG Districts.

Chanse Meylan of ODW Management, LLC has applied for two Special Exceptions and two Area Variances for the property located at 0 North Memorial Drive, parcel # 0532239420, R 19 T 15 S 35 NW. The property is currently zoned CG – Commercial General district. LCO § 1125.03 requires that a Special Exception be granted for an Outdoor Service Facility in a CG District, LCO § 1143.12 requires a Special Exception be granted for an Automobile Oriented Use in a CG District, LCO § 1143.11 restricts the maximum number of parking spaces for a 4,300 square foot building to 59 spaces, and LCO § 1143.15 requires sidewalks to be installed along public roadways.

The property is currently zoned RT – Residential Transitional district. LCO § 1147.02(c) requires that detached accessory structures be located a minimum of 20' from alleys.
