TO: REGINA AYALA, her heirs, devisees and personal representatives and their or any of their successors in right, title and interest; GERARDO AYALA, Sr., CO-ADMINISTRATOR AND HEIR TO THE ESTATE OF REGINA AYALA, his heirs, devisees and personal representatives and their or any of their successors in right, title and interest; CRUZ J. AYALA, Heir to the Estate of Regina Ayala; MARIA J. AYALA, Heir to Regina Ayala, her heirs, devisees and personal representatives and their or any of their successors in right, title and interest; SARA ROLON, Heir to the Estate of Regina Ayala; PULMONARY SERVICE OF HACKENSACK; PHILIP J FILIPPIS MD PC; and JOSE A FERRER
PLEASE TAKE NOTICE that an order made on the 5th day of November, 2025, the Superior Court fixed January 5, 2026, between the hours of nine o'clock in the forenoon and four o'clock in the afternoon, prevailing time, at the Office of the Tax Collector of the City of Paterson located at 155 Market Street, , Paterson, New Jersey, 07505 as the time and place when and where you may pay to the plaintiff the amount so found due for principal and interest on its certificate of tax sale as follows:
This action has been instituted for the purpose of foreclosing tax sale certificate #22-00481 dated December 28, 2021, made by the Collector of Taxes for the City of Paterson, County of Passaic and State of New Jersey, to FIG CUST FIGNJ19LLC & SEC PTY and recorded in the office of the Passaic County Clerk/Register in mortgage book M17899, page 154 and covers real estate located at 345 Market St, Paterson, County of Passaic and State of New Jersey known as Block 4321, Lot 19 on the tax duplicate of the City of Paterson, and assessed to Regina Ayala. Total amount required to redeem is $86,509.69, together with interest from September 3, 2025, and costs.
And that unless, at the same time and place, you or one of you redeem by paying the aforesaid sum so found due to plaintiff, then you, and each of you shall be debarred and foreclosed of and from all right and equity of redemption of, in and to the lands and premises above set out and described in the complaint and every part thereof, and that the plaintiff be vested with an absolute and indefeasible estate of inheritance in fee simple in said lands and premises.
Anything to the contrary notwithstanding, redemption shall be permitted up until the entry of final judgment including the whole of the last date upon which judgment is entered.
