Default having been made in the payment of the indebtedness described in and secured by that certain mortgage executed by BARBARA J. ROBINSON aka BARBARA JEAN HARRISON ROBINSON, unmarried, as Mortgagor(s) to Regions Bank, as Mortgagee, dated the 27th day of February, 2014, and recorded in Mortgage Book 2014, Page 10134, et seq. of the records in the Office of the Judge of Probate Court of Tuscaloosa County, Alabama; said default continuing, notice is hereby given that the undersigned will, under and by virtue of the power of sale contained in said mortgage sell at public outcry for cash to the highest bidder during legal hours of sale, on the 30th day of January, 2026, in the city of Tuscaloosa, at the front door of the Court House of Tuscaloosa County, Alabama, the following described real property situated in the County of Tuscaloosa, State of Alabama, to-wit:
All that certain lot or parcel of land situated in the County of Tuscaloosa, State of Alabama, and being more particularly described as follows: A lot fronting on 36th Avenue for a distance of 100 feet, more or less, and being a portion or portions of Lots 231 and 232 of New Town and running back with a uniform width of 100 feet, more or less, Eastwardly for a distance of 60 feet, more or less, to the West boundary line of the property now owned by Sarah Tarrant, and all being in the City of Tuscaloosa, County of Tuscaloosa, state of Alabama, and more definitely described and bounded as follows, to-wit: In order to find or locate the point of beginning of the lot to be conveyed by this deed, start at the Northwest corner of Lot 230 of New Town; thence run South along the West boundary line of said Lot 230 and Lot 231 for a distance of 70 feet to a point, and being the point of beginning of said lot or tract of land to be conveyed by this deed; thence continue in a straight line and run South along the West boundary line of said Lot 231 and Lot 232 of New Town for a distance of 100 feet, more or less, to the Southwest corner of said Lot 232; thence turn left with an interior angle of 90 degrees and run Easterly along the South boundary line of said Lot 232 for a distance of 60 feet, more or less to the West boundary line of the property now owned by Sarah Tarrant; thence turn left with an interior angle of 90 degrees and run North and parallel with the West boundary line of said Lots 231 and 232 for a distance of 100 feet, more or less, to a point on the East boundary line of said Lot 231, and being the Southeast corner of the property owned by Alex Williams and wife, Lola Mildred Williams; thence turn left with an Interior angle of 90 degrees and run West and parallel with the South boundary line of said Lot 232 and along the South boundary line of the property of said Alex Williams and wife for a distance of 60 feet, more or less, to the point of beginning
This property will be sold on an "as is, where is" basis, subject to any easements, encumbrances, reservations and exceptions reflected in the mortgage and/or those contained in the records of the office of the Judge of Probate of the county where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto. Alabama law gives some persons who have an interest in property the right to redeem the property under certain circumstances. Said sale will be made for the purpose of paying said indebtedness and the expenses incident to this sale, including a reasonable attorney's fee, and the other purposes set out in said mortgage. The sale will be conducted subject to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and also to final confirmation and audit of the status of the loan with the Mortgagee.
