Default having been made in the payment of the indebtedness secured by that certain Mortgage dated March 22, 2021, executed by ADAM CHRISTOPHER THOMPSON, a single man ("Mortgagor"), and delivered to Triad Financial Services, Inc. ("Mortgagee"), and recorded at Mortgage Book 2021, Page 36100 in the records in the office of the Judge of Probate of Tuscaloosa County, Alabama; the undersigned, as Mortgagee, under and by virtue of the power of sale contained in said Mortgage, will sell at public outcry to the highest bidder for cash in front of the main entrance of the Tuscaloosa County, Alabama Courthouse located in Tuscaloosa, Alabama, during the legal hours of sale on December 5, 2025, the following real estate situated in Tuscaloosa County, Alabama:
A part of the SW ¼ of the NW ¼ of Section 35, Township 20 South, Range 6 West, Tuscaloosa County, Alabama being more particularly described as follows:
Commencing at the southeast corner of the SW ¼ of the NW ¼ of said Section 35; thence north 01 degree 28 minutes 21 seconds west, along the east line of said ¼ - ¼ a distance of 862.22 feet to an iron pin and the point of beginning; thence north 00 degrees 48 minutes 47 seconds west a distance of 180.98 feet to an iron pin; thence leaving said east line, north 89 degrees 24 minutes 39 seconds west a distance of 102.20 feet to an iron pin; thence south 02 degrees 38 minutes 21 seconds west a distance of 181.14 feet to an iron pin; thence south 89 degrees 27 minutes 25 seconds east a distance of 113.11 feet to the point of beginning.
Together with a non-exclusive easement described as follows:
A strip of land to be used as an ingress/egress easement being located in the SW ¼ of the NW ¼ of Section 35, Township 20 South, Range 6 West Tuscaloosa County, Alabama; said easement being twenty feet in total width and lying adjacent and parallel to the north of the following described survey line:
Commencing at the southeast corner of the SW ¼ of the NW ¼ of said Section 35; thence north 01 degree 28 minutes 21 seconds west along the east line of said ¼ - ¼ a distance of 862.22 feet to an iron pin; thence leaving said east line, north 89 degrees 27 minutes 25 seconds west a distance of 113.11 feet to an iron pin and the point of beginning of the survey line described herein; thence north 89 degrees 32 minutes 10 seconds west a distance of 322.03 feet to a point; thence north 89 degrees 29 minutes 14 seconds west a distance of 197.94 feet to a point lying on the east right of way of Cedar Road.
THE ABOVE DESCRIBED 20 FOOT EASEMENT IS LIMITED IN WIDTH TO THE 16 FOOT EASEMENT AS DESCRIBED IN DEED BOOK 2010 PAGE 7671.
THIS PROPERTY WILL BE SOLD ON AN "AS-IS, WHERE-IS" BASIS, SUBJECT TO ANY EASEMENTS, ENCUMBRANCES AND EXCEPTIONS REFLECTED IN SAID MORTGAGE AND ALL MATTERS CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF TUSCALOOSA COUNTY, ALABAMA WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED. THIS REAL PROPERTY WILL BE SOLD WITHOUT WARRANTY, EXPRESSED OR IMPLIED, AS TO TITLE, CONDITION, USE AND/OR ENJOYMENT AND WILL BE SOLD SUBJECT TO THE RIGHT OF REDEMPTION OF ALL PARTIES ENTITLED THERETO UNDER ALABAMA AND/OR FEDERAL LAW.
Said sale will be made for the purpose of paying the indebtedness described in and secured by said Mortgage and related loan documents, the charges as provided therein and the expenses of foreclosure, including reasonable attorneys' fees, and the proceeds of such sale will be applied in accordance with the terms and conditions of said Mortgage and related loan documents.
