PLEASE TAKE NOTICE that on Tuesday, December 9, 2025, at 7:00 PM the combined Planning Board and Zoning Board of Adjustment of the Borough of Rocky Hill (the "Board") will hold a virtual hearing to consider the application (the "Application") of 25 Washington Rd. LLC (the "Applicant") for its property (the "Property") with a street address of 25 Washington Street, Rocky Hill, NJ 08553, designated as Block 5, Lot 7.01 on the Borough of Rocky Hill (the "Borough") Tax Map. The Property is located in the Borough's R-1 Zoning District.
The Application is for variance relief and major preservation plan review to permit the conversion of an existing nineteenth-century barn and construction of an addition thereto to serve as a small apartment for a senior family member which will together constitute a second dwelling unit on a single-family lot.

The Applicant is requesting the following: (1) major preservation plan approval under Section 80-40 of the Rocky Hill Development Regulations Ordinance ("Ordinance") for the above-described changes to the existing nineteenth-century barn; (2) variance relief under N.J.S.A. 40:55D-70.d(1) from Section 80-85B of the Ordinance permitting only one principal use, where a second single-family use is proposed; (3) variance relief under N.J.S.A. 40:55D-70.c from Section 80-85E of the Ordinance permitting (a) a maximum lot impervious coverage of 20% where 25.08% is existing and 26.20% is proposed, and (b) a maximum accessory building height of 18 feet where 24 feet is existing and proposed, although Applicant does not believe relief from this specific requirement is necessary; and (4) any variances, design waivers or exceptions required by the Board or its professionals at the time of the hearing.
The application forms, plans and supporting documents for the above application are on file with the Board at 15 Montgomery Avenue, Rocky Hill, NJ 08553 on Wednesdays between 3:30 and 6:00 PM. Any interested party may appear at the hearing and participate therein, subject to the rules of the Board.
