NOTICE BY PUBLICATION
TAKE NOTICE THAT, VITAL STEPS DEVELOPMENT CORPORATION, PETITIONER, HAS FILED AN ACTION IN EQUITY IN THE SUPERIOR COURT OF RICHMOND COUNTY, STATE OF GEORGIA, ON NOVEMBER 14, 2025, BEING CIVIL ACTION NO. 2025RCCV00939, WITH THE RESPONDENTS BEING THE ESTATE OF MOZELL HUNT, ANY AND ALL PERSONS UNKNOWN WHO CLAIM OR MIGHT CLAIM ADVERSELEY TO PLANTIFF'S TITLE TO 527 SECOND AVENUE, FOR THE FOLLOWING DESCRIPED PROPERTY TO-WIT:
All that lot or parcel of land, with improvements thereon, situation, lying and being in the State of Georgia, County of Richmond, City of Augusta, being on the western side of 2nd Avenue, consisting of the northernmost 15 feet of Lot #12, and 10 feet on the southernmost part of Lot #11, in Block 96-B, Ward 7, and fronts 25 feet, more or less, on said 2nd Avenue and extends back between parallel lines for a distance of 121 feet, more or less, and has a rear boundary of approximately 25 feet. Said property being known under the present system of house number in Augusta, Richmond County, Georgia, as 527 2nd Avenue.
Said property being subdivided and shown as the land between the northernmost old property line and the southernmost old property line contacted withing Tract "B" as shown on a Plat by Augusta Land Surveying, LLC for Vital Steps Development Corp. on November 4, 2025 recorded in the Superior Court of Richmond County, Georgia in Plat Book 20, Page 51.
Being the same property conveyed to Vital Steps Development Corp. by Quit Claim Deed dated July 15, 2025 and recorded on July 15, 2025 in the Superior Court of Richmond County, Georgia in Deed Book 1975, Page 26.
