NOTICE OF DECISION
Pursuant to N.J.S.A. 40:55D-10(i)
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Borough of West Long Branch ("Board") did, on the 21st day of April, 2026, formally adopt a Resolution memorializing the action of the Board taken at its March 17, 2026 meeting granting David and Julie Botton ("Applicants") approval to reconstruct the existing swimming pool and pool patio, a portion of the existing fence, driveway, and related site improvements with regard to property known as Lot 21 in Block 46 as shown on the Official Tax Map of the Borough of West Long Branch and located at 465 Monmouth Road, West Long Branch, New Jersey ("Property"). The Property is a corner lot with frontage on Monmouth Road and West Palmer Avenue.
In conjunction with the approval, the Board granted bulk variance relief pursuant to NJSA 40:55D-70.c for: fence height in a front yard of 4 feet, whereas a maximum of 3 feet is permitted; accessory structure rear yard coverage of 34%, whereas a maximum of 25% is permitted; impervious coverage of 39.6%, whereas a maximum of 30% is permitted; detached accessory structure (patio) to be located in a front yard, whereas such structures are not permitted; and, shed side yard setback of 3.7 feet, whereas a minimum of 4 feet is required.
PLEASE TAKE FURTHER NOTICE that the Resolution and materials relied on by the Board at the meetings of March 17, 2026 and April 21, 2026, are on file and available for inspection at the office of the Board located at 965 Broadway, West Long Branch, New Jersey.
