NOTICE OF DECISION
Pursuant to NJSA 40:55D-10(i)
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Township of Ocean ("Board") did, on the 16th day of April, 2026 formally adopt a Resolution memorializing the action of the Board taken at its meeting of March 19, 2026 granting Brielle Avenue, LLC ("Applicant") approvals with regard to property known as Lot 1.02 in Block 184 as shown on the Official Tax Map of the Township of Ocean and located at 1304-1306 Brielle Avenue, Ocean, New Jersey ("Property"). The Property is a corner lot with frontages on Rose Avenue (where it connects to Valley Road) and Brielle Avenue.
The Property is developed with a one-story multi-tenant warehouse building and a two-story car club building along with a parking lot, lighting, landscaping, and related site improvements. The approval allows for Applicant to utilize 10,200 square feet of vacant tenant space in the multi-tenant building for an auto detailing facility. No site changes are proposed. In conjunction with the application, the Board granted bulk variance relief pursuant to N.J.S.A. 40:55D-70.c for providing 211 parking spaces, whereas a minimum of 244 parking spaces is required for the combined uses.
PLEASE TAKE FURTHER NOTICE that the Resolution and materials relied on by the Board at the meetings of March 19, 2026 and April 16, 2026 are on file at the office of the Board located at 399 Monmouth Road, Oakhurst, New Jersey.
