NOTICE OF DECISION
PLEASE TAKE NOTICE that at the conclusion of a hearing conducted before it on April 15, 2026, the City of Vineland Zoning Board of Adjustment granted preliminary and final site plan approval, variance relief pursuant to N.J.S.A. 40:55D-70(c) to permit a freestanding sign face area of 286.81 s.f. where 125 s.f. is the maximum permitted and to allow a directional sign size of 9.79 s.f. where 2 s.f. is the maximum permitted, and related and associated design waivers as referenced in the record of the hearing, in order to allow the undersigned Applicant to construct, establish and maintain a new Hyundai car dealership comprised of a 27,429 s.f. building containing a show room, sales office, service area and associated amenities, a 2,520 s.f. accessory car wash building, a 3,175 s.f. accessory detailing building, a 144 s.f. accessory building for battery storage and other related site improvements including, but not necessarily limited to parking for new and used vehicles that are for sale, customer and employee parking, landscaping, lighting and stormwater management facilities at the property shown as Lot 24 in Block 7004 on the City of Vineland Tax Map, which property is located at 3565 S. Delsea Drive in the City of Vineland, Cumberland County New Jersey.
The decision of the Board to grant preliminary and final site plan approval, variance relief pursuant to N.J.S.A. 40:55D-70(c) and design waivers was memorialized in a written Resolution adopted by the said City of Vineland Zoning Board on May 20, 2026 as Resolution No. 2026-19, and is available at the office of the Secretary to the Zoning Board at City Hall, 640 E. Wood Street, Planning Division Office, Vineland, New Jersey 08360.
