Under and by virtue of the power of sale contained in that certain deed of trust executed by Sallah Global Inc. a/k/a Sallah Global, LLC dated October 4, 2022 to Joshua A. Marcus, Esq., Trustee, recorded in Book 1884, Page 463, Cleveland County Registry, default having been made in payment of the indebtedness thereby secured and the necessary findings to permit foreclosure having been made by the Clerk of Superior Court of Cleveland County, North Carolina, the undersigned Substitute Trustee will offer for sale at public auction to the highest bidder for cash at the Cleveland County Courthouse, at 10:30 a.m. on November 26, 2025, the property conveyed in said deed of trust, the same lying and being in the County of Cleveland and State of North Carolina, and more particularly described as follows:
The land referred to herein is situated in Cleveland County, State of North Carolina, and is described as follows:
Being located in the Eastern portion of the City of Shelby, North Carolina, and being all of the lots 6, 8, 10 and a portion of lots 13 and 14 of the L.C. Bost Subdivision, the map of which is recorded in Plat Book 5 at Page 41 of the Cleveland County, N.C. Registry, being bounded on the North by Wesley Street, on the West by lots 3 and 4 of said subdivision, on the East by the remaining portions of lots 14 and 13 of subdivision and on the South by lots 5, 7, 9, and a portion of lot 12 of said subdivision being described by metes and bounds as follows: beginning at an established iron pin located in the southern margin of the right of way of Wesley Street. Said pin being also located in the northeast corner of lot 4 of the L.C. Bost subdivision referred to hereinabove, and running thence from said beginning pin along the southern margin of the right of way of Wesley Street. South 89-38-44 East 222.81 feet to a point in a poplar located in the southern margin of the right of way of said Wesley Street; running thence along the eastern line of the remaining portions of said lot 13 and 14 referred to above, (and being described in Deed Book 1084 at Page 23 of the Cleveland County Registry), South 00-29-38 West 145.00 feet to an established iron pin located in the northern line of lot 12 of said subdivision; running thence along the northern line of a portion of lot 12 of said subdivision and the northern lines of lots 9, 7, and 5 of said subdivision, North 89-38-36 West 225.04 feet to a pipe located in the southeastern corner of lot 3 of said subdivision; running thence along the eastern lines of said lot 3 and lot 4 of the L.C. Bost subdivision, North 01-22-28 East 145.01 feet to the point and place of beginning, and containing 0.745 acre as will be shown by reference to plat entitled "Survey for Patrick W. Canupp and wife, Laura M. Canupp", dated July 1, 1997, as prepared by Clifford C. Johnson, Registered Land Surveyor. Title Reference: see Deed at Book 1817, Page 1056, Cleveland County Registry.

This sale will be made subject to: (1) all prior liens, encumbrances, easements, rights-of-way, restrictive covenants or other restrictions of record affecting the property; (2) property taxes
and assessments for the year in which the sale occurs, as well as any prior years; (3) federal tax liens with respect to which proper notice was not given to the Internal Revenue Service; and (4) federal tax liens to which proper notice was given to the Internal Revenue Service and to which the right of redemptions applies.
The property is being sold "as is"; neither the beneficiary of the deed of trust, nor the Substitute Trustee, makes any warranties or representations concerning the condition of the property being sold, nor does the undersigned make any warranties of title.
The highest bidder will be responsible for the payment of revenue stamps payable to the Register of Deeds and the final court/auditing fees payable to the Clerk of Superior Court which are assessed on the high bid resulting from this foreclosure sale.
The highest bidder will be required to make a cash deposit of five percent (5%) of the bid, or $750.00, whichever is greater, with the remaining balance to be paid on the day following the
expiration of the applicable ten (10) day upset bid period.
