NOTICE OF SALE PURSUANT TO CHAPTER 45 IS HEREBY GIVEN that, pursuant to the Final Judgment of Mortgage Foreclosure and Other Relief dated November 13, 2025, issued in and for Lake County, Florida, in Case No. 2025CA000009, wherein AMERICAN CAPITAL GROUP, LLC is the Plaintiff, and BLACKBIRD AVIATION BUILDING, LLC, A FLORIDA LIMITED LIABILITY COMPANY, EXECUTIVE GLOBAL TRANSPORTATION SERVICES, INC. and STEMPRO SYSTEMS, LTD are the Defendants.
The Clerk of the Court, GARY COONEY, will sell to the highest and best bidder for cash, in accordance with Section 45.031, Florida Statutes, on January 20, 2026, at in-person sale beginning at 11:00 AM, at the Judicial Center (JC), Lobby, 550 West Main Street, Tavares, FL 32778 the following-described real property as set forth in said Final Judgment of Mortgage Foreclosure and Other Relief, to wit:

COMMENCE AT THE NORTHEAST CORNER OF SAID NORTHEAST 1/4 FOR THE POINT OF COMMENCEMENT; THENCE RUN NORTH 89°16'19" WEST, ALONG THE NORTH LINE OF SAID NORTHEAST 1/4, A DISTANCE OF 1672.60 FEET; THENCE RUN SOUTH 21°46'43" WEST, A DISTANCE OF 75.09 FEET TO THE NORTHEAST CORNER OF LEASE NUMBER AP97002, SAID POINT ALSO LYING ON A LINE THAT IS 70 FEET SOUTH OF AND PERPENDICULAR TO THE NORTH LINE OF THE NORTHEAST 1/4; THENCE RUN NORTH 69°16'19" WEST, ALONG SAID PERPENDICULAR LINE 299.73 FEET TO THE POINT OF BEGINNING OF THIS DESCRIPTION: THENCE RUN FROM SAID POINT OF BEGINNING CONTINUING ALONG SAID PERPENDICULAR LINE NORTH 69°16'19" WEST, A DISTANCE OF 156.67 FEET; THENCE RUN SOUTH 03°22'45" WEST, A DISTANCE OF 115.19 FEET; THENCE RUN SOUTH 36°22'05" WEST A DISTANCE OF 35.73 FEET TO THE NORTHEASTERLY RESTRICTION LINE FOR RUNWAY 13-31, SAID RESTRICTION LINE BEING 460 FEET NORTHEASTERLY WHEN MEASURED AT RIGHT ANGLES OF THE CENTERLINE OF RUNWAY 13-31; THENCE RUN SOUTH 49°44'17" EAST, ALONG SAID RESTRICTION LINE, A DISTANCE OF 102.59 FEET; THENCE DEPARTING SAID RESTRICTION LINE RUN NORTH 21°40'40" EAST, A DISTANCE OF 94.59 FEET; THENCE RUN NORTH 03°22'45" EAST A DISTANCE OF 172.03 FEET TO THE POINT OF BEGINNING.
