NOTICE OF HEARING Township of Clinton Planning Board River Crossing Young Men's Christian Association 1410 Route 22, Annandale, New Jersey Block 13.01, Lot 8.02 PLEASE TAKE NOTICE: In accordance with the requirements of N.J.S.A. 40:55D-12, notice is hereby given that a public hearing of the Township of Clinton Planning Board is scheduled on the application of River Crossing Young Men's Christian Association (the "Applicant") for minor site plan approval. The public hearing will be held on December 1, 2025 at 7:00 P.M. at the 3rd floor of the Public Safety Building located at 1370 Route 31, Annandale, New Jersey 08801. The subject property is located at 1410 Route 22, Annandale, New Jersey, and is designated as Block 13.01, Lot 8.02 (the "Property") on the Township of Clinton Tax Map. The Property is approximately 26.14± acres and is situated in the C-ROM – Commercial Research, Office and Manufacturing District (the "C-ROM Zone"). Child care centers are permitted uses in the C-ROM Zone. The Property is currently improved with a YMCA child care center, a small administrative office building, an existing fenced playground, a fenced garden, and associated parking, with frontage and existing driveway access to U.S. Route 22. The Applicant seeks minor site plan approval to construct a 2,966± square foot outdoor playground with a small concrete walkway encircling the playground. The walkway will result in an approximately 660± square foot increase in impervious coverage, representing less than a 1% increase in total site impervious coverage. The proposed playground will be mulched and gated, will be private and limited to YMCA members. Applicant respectfully requests that the Board grant any variance, waiver, exception, or other relief as may be necessary or required by the Board or the Board professionals in its review and action on this application. The application, plans, and materials submitted to the Board are on file with the Secretary of the Township of Clinton Planning Board at the Clinton Township Municipal Building, 1225 Route 31 South, Lebanon, New Jersey 08833, and may be inspected by interested persons during regular business hours, Monday through Friday. Any interested party may appear at this hearing, either in person or by attorney, and may be given an opportunity to be heard with respect to the application.
