NOTICE OF MORTGAGE FORECLOSURE BY ADVERTISEMENT

MORTGAGE SALE: Default having been made in the terms and conditions of a certain mortgage made by Anjanetta M. Dorsey, a single woman ("Mortgagor"), to Cason Home Loans, a Michigan corporation ("Mortgagee"), and recorded in the Office of the Register of Deeds for the County of Livingston and State of Michigan, on January 14, 2021, as Instrument No. 2021R-002048, Livingston County Records (the "Mortgage"), on which mortgage there is claimed to be due, as of the date of this notice, the sum of Two Hundred Sixty Five Thousand Seventeen and 32/100 Dollars ($265,017.32).
No suit or proceedings at law or in equity having been instituted to recover the debt secured by said mortgage or any part thereof, whereby the power of sale contained in said mortgage has become operative;
NOW THEREFORE, by reason of such default, the Mortgagee elects to declare and hereby declares the entire unpaid amount of the Mortgage due and payable forthwith. By virtue of the power of sale contained in said mortgage, and pursuant to the statutes of the State of Michigan in such case made and provided, notice is hereby given that on Wednesday, December 17, 2025, at 10:00 a.m., said mortgage will be foreclosed at 204 S. Highlander Way, Howell, Michigan, 48843, that being the place where the Circuit Court for the County of Livingston is held, by a sale at public auction, to the highest bidder, of the premises described in said mortgage or so much thereof as may be necessary to pay the amount due, as aforesaid, on said mortgage and all legal costs, charges and expenses, including the attorneys' fees allowed by law, and also any taxes and insurance which may be paid by the Mortgagee on or before the date of said sale which may be necessary to protect its interest in the premises.
Said premises are situated in the Township of Hamburg, in the County of Livingston, and State of Michigan, and are more particularly described as follows:
Lots 4 and 5 Hiawatha Beach, according to the plat thereof as recorded in Liber 2 of Plats, Page 82, Livingston County Records

The redemption period shall be six months (6) months from the date of such sale.
If the property is sold at foreclosure sale under Chapter 32 of the Revised Judicature Act of 1961, under MCL 600.3278, the Mortgagor will be held responsible to the person who buys the property at the mortgage foreclosure sale or to the Mortgagee for damaging the property during the redemption period.
