NOTICE OF MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain Mortgage delivered to Trustmark Bank, a Mississippi banking corporation f/k/a Trustmark National Bank, and executed by Jin Shi Properties, LLC, an Alabama Limited Liability Company, which said mortgage is dated April 8, 2021, and recorded in Mortgage Book 2021, Page 37074 (the "Mortgage"), in the Office of the Judge of Probate, Tuscaloosa County, Alabama; the undersigned, as Mortgagee, under and by virtue of the power of sale contained in said Mortgage and as authorized under Alabama law pursuant to section 35-10-1 et seq. of the Alabama Code, will sell at public outcry to the highest bidder for cash at what is considered for purposes of foreclosure sales, the main entrance of the Tuscaloosa County, Alabama Courthouse, located at 714 Greensboro Avenue, Tuscaloosa, Alabama 35401, between the hours of 11:00 a.m. and 4:00 p.m. on March 30, 2026, the following real estate situated in Tuscaloosa County, Alabama:
Lot 2, Lyrene Subdivision, a map or plat of which is recorded in Plat Book 2007, at Page 27 in the Probate Office of Tuscaloosa County, Alabama.
This sale will be made for the purpose of paying the indebtedness described in and secured by said Mortgage and related loan documents, the charges as provided therein and the expenses of foreclosure, including reasonable attorneys' fees, and the proceeds of such sale will be applied in accordance with the terms and conditions of said Mortgage and related loan documents.
THIS PROPERTY WILL BE SOLD ON AN "AS-IS, WHERE-IS" BASIS, SUBJECT TO ANY EASEMENTS, ENCUMBRANCES AND EXCEPTIONS REFLECTED IN SAID MORTGAGE AND ALL MATTERS CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF TUSCALOOSA COUNTY, ALABAMA WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED. THIS REAL PROPERTY WILL BE SOLD WITHOUT WARRANTY, EXPRESSED OR IMPLIED, AS TO TITLE, CONDITION, USE AND/OR ENJOYMENT AND WILL BE SOLD SUBJECT TO THE RIGHT OF REDEMPTION OF ALL PARTIES ENTITLED THERETO UNDER ALABAMA AND/OR FEDERAL LAW.
