NOTICE OF PUBLIC HEARING City of Jersey City Planning Board PLEASE TAKE NOTICE that the City of Jersey City Planning Board (the "Board") will hold a public hearing on January 13, 2026 at 5:30 PM in the City Hall Annex Boardroom, located at 4 Jackson Square (a/k/a 39 Kearney Avenue), Jersey City, New Jersey 07305 to review and take formal action upon an application for minor site plan approval (or preliminary and final major site plan approval, if deemed necessary), along with ancillary bulk variance and design waiver/exception relief (the "Application") by 421 New York Ave JC LLC (the "Applicant") with respect to property having a street address of 421 New York Avenue, Jersey City, New Jersey 07307, and being designated as Block 1705, Lot 8, on the City of Jersey City Tax Map (the "Property"). The Property is located in the R-1 Zoning District. The Applicant seeks approval to renovate and expand the existing four- (4) family residential building in the rear and vertically, along with related site improvements, including, but not limited to, landscaping improvements. The Applicant seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70(c) and design waiver/exception relief, including: (1) Number of stories greater than permitted (3 stories permitted; 4 stories proposed); and (2) Front yard coverage greater than permitted (50% permitted; 100% existing; 60% proposed). The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application. When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application.
