NOTICE OF PUBLIC HEARING ON LAND USE APPLICATION
CRANBURY TOWNSHIP ZONING BOARD
PLEASE TAKE NOTICE that on the 3rd day of June, 2026, at 7:00 P.M. a Hearing will be held before the Cranbury Township Zoning Board located at 23-A North Main Street, Cranbury, New Jersey on the below referenced application.
PLEASE TAKE NOTICE the Applicant, DIG Brickyard Cranbury, LLC ("DIG"), is seeking approval for an Amendment/Revision to the Preliminary and Final Site Plan Approval granted by the Zoning Board on January 8, 2025. The property is located at 22 Brickyard Road, and is designated as Block 16, Lot 5 on the Cranbury Township Tax Map ("Property"). The Property is currently zoned Light Impact Industrial Zone ("I-LI").
Zoning Board Resolution ZBA 398-24 dated January 8, 2025, permitted Applicant to use the Property for the operation of a construction company. The approval included using the existing buildings for offices and storage, and other related uses such as performing repairs and maintenance of vehicles, equipment, trailers etc., and using the outside areas for parking vehicles, trailers and equipment and similar items.
As part of the Zoning Board's approval, Applicant was required to obtain an approval or a letter of no interest from the Delaware and Raritan Canal Commission ("DRCC"). After reviewing Applicant's Application, the DRCC required the Applicant to install a detention basin on the Property. The DRCC approved the basin at its meeting on April 18, 2026, and a "Certificate of Approval" is forthcoming. The addition of this basin to the Property has triggered the need to seek approval from the Zoning Board for a revised Site Plan which includes this basin.
Other than the installation of the basin on the Property, Applicant is not proposing any other changes to the Preliminary and Final Site Plan Approval granted by the Zoning Board on January 8, 2025; rather it is merely requesting an Amendment/Revision to the prior Approval which includes this new basin.
As part of this Application, Applicants are also seeking any and all waivers, variances and/or exceptions to the standards or regulations under the Land Development Ordinance for the Township of Cranbury which the Board may deem necessary or as might be identified during the course of the public hearing so as to permit Applicants to develop and use the property as proposed in the Applicants' Application, Addendum, and all supporting documents.
Finally, Applicants are seeking waivers, variances, and/or exceptions under the Land Use Ordinance for the Township of Cranbury for all conditions currently existing at the Property which do not conform.
All documents relating to this Application are on file in the office of the Cranbury Township Zoning Board and are available for public inspection at least ten (10) days prior to the date of the hearing, Monday –Friday between the hours of 9:00 a.m. and 4:00 p.m.
Any interested party may appear either in person, or by agent or attorney, at said hearing to present any comments or objections concerning the application and participate therein all in accordance with the Township rules and regulations.
