PLANNING BOARD
PLEASE TAKE NOTICE that North Brunswick II LLC (the "Applicant") has filed an application with the Planning Board of the Township of North Brunswick (the "Board") seeking preliminary and final major site plan approval, with bulk variance relief, for property located at 30 Silverline Drive, North Brunswick, New Jersey (the "Property"), which is designated as Block 252, Lot 6.02 on the official Tax Map of the Township of North Brunswick (the "Township"). The Property is located in the Township's Industrial (I-2) District Zone.
The Applicant is seeking preliminary and final major site plan approval with bulk variance relief to demolish the existing 76,000± s.f. office building and a portion of the parking facilities on the Property and to construct an approximately 54,547 s.f. warehouse including approximately 5,000 s.f. of office space. There is a one-story masonry building existing at the rear of the Property, which will remain. The proposed warehouse will contain three (3) loading docks, five (5) box truck loading spaces, one (1) drive-in ramp, and fifty (50) car parking spaces. The Applicant proposes additional site improvements such as landscaping, lighting, stormwater drainage, and related improvements.
The Applicant is seeking the following variance relief pursuant to N.J.S.A. 40:55D-70(c)(1) and/or (c)(2) and §205- Attachment 6 of the Township Code:
1. Side Yard Setback – Principal – 40' or 80' for both setbacks is required; 20.3' and 53.1' for both is proposed.
2. Front Yard Setback – Accessory (existing masonry building) – 60' is required; 46.3' is existing and proposed (existing non-conformity, no change).
3. Side Yard Setback – Accessory (existing masonry building) – 20' required; 17.5' existing and proposed (existing non-conformity, no change).
In addition to the above approvals, the Applicant requests that the application be deemed amended to include, and that the Board grant any additional approvals, variances, exceptions, or waivers determined to be necessary or desirable in the review and processing of this application, whether requested by the Applicant, the Board or otherwise.
A public hearing on said application will be held by the Board on May 12, 2026, at 7:00 p.m., in the Municipal Courtroom of the North Brunswick Township Municipal Building, 710 Hermann Road, North Brunswick, New Jersey, at which time any interested party may appear, if they so desire, either in person, or by attorney and ask questions, cross-examine witnesses, and present testimony and any comments they may have with respect to this application.
All documents relating to this application are on file with the Township's Administrative Officer in the Office of Community Development located in the North Brunswick Township Municipal Building, 710 Hermann Road, North Brunswick, New Jersey, and are available for inspection by the public during regular municipal office hours, and on the Township's website www.northbrunswicknj.gov, as a courtesy only.
This notice is being sent to you by the Applicant as required by the State of New Jersey's Municipal Land Use Law (N.J.S.A. 40:55D-10 and 12).
