NOTICE OF SALE OF REAL PROPERTY AT PRIVATE SALE
Superior Court of San Joaquin County, Case No. STK-PR-EST-2023-0001010 NOTICE IS HEREBY GIVEN that, subject to confirmation by this Court, on June 1, 2026, at 8:30 a.m., in Department L2, or thereafter within the time allowed by law, LUPE M. ROMERO, as Administrator of the Estate of the above-named decedent, will sell at private sale to the hightyest and best net bidder, on the terms and conditions state below, all right, title, and interest of the decedent at the time of death, and all right, title, and interest that the Estate has acquired in addition to that of the decedent at the time of death, in certain real property located in San Joaquin County, California. The property to be sold is located at 8815 Damien Court, Stockton, San Joaquin County, California, APN 088-280-34, and is more particularly described as follows: Lot 34 of Tract Nom 1547, Paloma Park Estates, according to the Official Map thereof, filed on August 11, 1980, in Volume 25 of Maps and Plats, at Page 61, San Joaquin County Records. EXCEPT all oil, gas, minerals, and other hydrocarbon substances lying below a depth of 500 feet beneath the surface of said land, without the right of surface entry, as reserved by Deed from Stockton Christian Life Center, Inc., a California corporation, formerly known as First Pentecostal Church, a California c9orporation, recorded April 8, 1986, as Document No. 86-022909 in the Official Records of San Joaquin County. The property will be sold subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way, and easements of record, with any encumbrances of record to be satisfied from the purchase price. 1.
