NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Summary Final Judgment of Foreclosure dated November 18, 2025, and entered in Case No. 052024CA047626XXCABC of the Circuit Court of the 18TH Judicial Circuit in and for Brevard County, Florida, wherein U.S. Bank Trust Company, National Association, as trustee, as successor-in-interest to U.S. Bank National Association, as Trustee for the C-BASS Mortgage Loan Asset-Backed Certificates, Series 2005-CB5, is Plaintiff and Unknown Heirs, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, and all other parties claiming an interest by, through, under or against the Estate of Thomas Vaughan a/k/a Thomas W. Vaughan, deceased, Community Credit Union of Florida, F. A. Management Solutions, Inc., Unknown Heirs, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, and all other parties claiming an interest by, through, under or against the Estate of Eleonore Vaughan a/k/a Elenonore Vaughan a/k/a Eleonore Vaughn a/k/a Eleonore Bell, deceased, Brian Kermit Vaughan a/k/a Brian K. Vaughan, Jeffrey Dale Vaughan a/k/a Jeffrey D. Vaughan and State of Florida, are Defendants, the Office of the Clerk, Brevard County Clerk of the Court will sell at 518 South Palm Avenue, Brevard Room, Titusville, Florida 32781 at 11:00 a.m. on the 7th day of January, 2026, the following described property as set forth in said Final Judgment, to wit:
LOT 4, BLOCK 636, PORT MALABAR UNIT 13, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 15, PAGE 54, OF THE PUBLIC RECORDS OF BREVARD COUNTY, FLORIDA.
Property Address: 435 Consolata Avenue NW, Palm Bay, Florida 32907
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
