Under and by virtue of the Power of Sale contained in the Real Estate Deed to Secure Debt ("Security Deed") given by WESLEY BROWN to EMINENT PRODUCT CONSULTING, LLC dated November 26, 2024, recorded in Book 3539, Page 129, Chatham County, Georgia Records, conveying the after-described property to secure a promissory note in the original principal amount of ONE HUNDRED FIFTY THOUSAND DOLLARS AND NO/100'"s ($150,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Chatham County, Georgia, within the legal hours of sale on the first Tuesday in DECEMBER, 2025, the following described property:
ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN THE CITY OF SAVANNAH, COUNTY OF CHATHAM AND STATE OF GEORGIA, AND KNOWN UPON A PLAT OF LIBERTY CITY, A SUBDIVISION OF LAND AS PREPARED BY MARMADUKE H. FLOYD, E.C., FOR LIBERTY ASSOCIATES, OF RECORDED IN SUBDIVISION MAP BOOK "A", FOLIO 84, IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF CHATHAM COUNTY, GEORGIA, AS THE SOUTHERN ONE-HALF OF LOTS 21 AND 22, IN BLOCK FIFTEEN (15) LIBERTY CITY SUBDIVISION; AND BEING LOCATED ON THE CORNER OF QUINEY STREET, FORMERLY 61ST STREET AND LIBERTY PARKWAY; SAID PORTIONS OF SAID LOTS HAVING A FRONTAGE OF 120 FEET ON THE NORTH SIDE OF QUINCY STREET, FORMERLY 61ST STREET, AND A FRONTAGE OF 50 FEET ON LIBERTY PARKWAY, AND BEING BOUNDED ON THE NORTH BY THE NORTHERN ONE-HALF OF LOTS 21 AND 22, SAID BLOCK AND SUBDIVISION; EAST BY LIBERTY PARKWAY; SOUTH BY SAID QUINCY STREET, FORMERLY 61ST STREET, AND WEST BY PORTION OF LOT 20, SAID BLOCK AND SUBDIVISION.
THIS IS THE SAME PROPERTY CONVEYED TO WESLEY BROWN BY LIMITED WARRANTY DEED DATED JULY 25, 2023, RECORDED IN DEED BOOK 3155, PAGE 575, IN THE AFORESAID CLERK'S OFFICE.
AS A MATTER OF INFORMATION ONLY, THE TAX PARCEL IDENTIFICATION NUMBER IS 20705 03038.
Commonly known as: 4407 Liberty Parkway, Savannah, GA 31405; 20705 03038 Subject, however, to all valid easements, restrictions, and rights-of-way of record.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness, taxes and insurance as and
when due and in the manner provided in the said promissory note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is Wesley Brown or tenant or tenants in possession and said property is more commonly known as 4407 Liberty Parkway, Savannah, GA 31405.
