NOTICE OF SUBSTITUTE TRUSTEE'S SALE
WHEREAS, Rachel Elizabeth Sullivan, executed a Deed of Trust dated September 15, 2023, to Lillous Ann Shoemaker as Trustee for the benefit of Magnolia State Bank, which Deed of Trust is recorded in Trust Deed Book 2500 at Page 680, in the office of the Chancery Clerk of Forrest County, Mississippi; and
WHEREAS, BankFirst Financial Services subsequently appointed Hubbard, Mitchell, Williams & Strain, PLLC as Substitute Trustee on November 26, 2025, by instrument recorded in Book Number 2611, pages 207-09 in the Office of the Chancery Clerk of Forrest County, Mississippi; and
WHEREAS, default has been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the holder of said indebtedness having requested the undersigned Substitute Trustee to execute the trust and sell said land in accordance with the terms and conditions of said Deed of Trust,
NOW, THEREFORE, Hubbard, Mitchell, Williams & Strain, PLLC, Substitute Trustee, under the terms and provisions of and by virtue of the authority conferred upon it in said Deed of Trust, will on the 28th day of January, 2026, offer for sale at public outcry and sell within legal hours, being between 11:00 a.m. and 4:00 p.m., on the back steps of the Chancery Courthouse of Forrest County, at Hattiesburg, Mississippi, to the highest and best bidder for cash, the lands lying and being situated in Forrest County, Mississippi, together with all improvements and appurtenances, (the "Property") described more particularly as follows, to-wit:
Commence at the Southeast corner of the Southwest Quarter of the Northwest Quarter of Section 12, Township 5 North, Range 12 West, Forrest County, Mississippi, and run thence North along the East line of said forty for 168.8 feet to a Point-of-beginning of the parcel of land herein conveyed; thence run West 1290 feet, thence run North 168.8 feet; thence run East 1290 feet to the East boundary of said forty; and thence run South along the East boundary of said forty for 168.8 feet back to the Point-of-beginning.
AND ALSO DESCRIPTION AS PER DEED OF A 30-FOOT WIDE EASEMENT:
Commence at the Southwest corner of the Southwest Quarter of the Northwest Quarter of Section 12, Township 5 North, Range 12 West, Forrest County, Mississippi, and run thence East along the South line of said forty acre tract for a distance of 30 feet, more or less, to the Western Boundary of property heretofore conveyed by the Grantors to Donard Max Huey; thence run North for a distance of 337.6 feet to the Northwest corner of the property hereinabove conveyed to the Grantees; thence run East for a distance of 30 feet, more or less, to the West boundary of said forty; and run thence South along the West boundary of said forty for 337.6 feet to the Point-of-beginning.
I will sell and convey only such interest as is vested in me as Substitute Trustee.
