NOTICE OF VARIANCE APPLICATION - Tinton Falls, NJ
PLEASE TAKE NOTICE that, Justin Eichhorn, the undersigned has/have appealed to the Zoning Board of Adjustment of the Borough of Tinton Falls for a "C" or "D" variance approval.
The applicant does hereby propose to:
Demolish existing garage and replace with a new 34 foot x 22 foot (748 SF) detached garage in a new location.
Which is contrary to:
1. Section 40-28.E of the Borough Ordinance permits a maximum building coverage of 10% (1,470 square feet), whereas approximately 9.6% (1,406 square feet) exists and 12.2% (1,794 square feet) is proposed with the new garage. The site would be 324 square feet over what is permitted. A bulk "c" variance is therefore required.
2. Section 40-33.B.2 of the Borough Ordinance states that no accessory building shall exceed 15 feet in height as measured to the peak of the roof, whereas 18'6" is proposed. A bulk "c" variance is therefore required.
3. Section 40-33.B.6 of the Borough Ordinance states that no accessory building shall have an area greater than 400 square feet, whereas 748 square feet is proposed. A bulk "c" variance is therefore required.

Any person or persons affected by this application may have an opportunity to be heard at the Zoning Board of Adjustment meeting to be held on Thursday evening, December 4, 2025 at 7:30 p.m. at the Municipal Building located at 556 Tinton Avenue, Tinton Falls, NJ 07724.
A copy of the application has been filed in the Office of the Secretary of the Zoning Board of Adjustment and may be inspected by the public between the hours of 9:00 a.m. and 4:00 p.m. at the Municipal Building located at 556 Tinton Avenue, Tinton Falls, NJ 07724.
