YOU ARE HEREBY summoned and required to serve upon LEOPOLD & ASSOCIATES, PLLC, Attorneys for Plaintiff, whose address is 80 BUSINESS PARK DRIVE., SUITE 110, ARMONK, NY 10504, an answer to the Complaint and Amendment to Complaint filed in a civil action in which LHOME MORTGAGE TRUST 2024-RTL3 is plaintiff and BROAD & MARKET INVESTMENTS LLC; MOHAMMED EASMAEL, GUARANTOR AND PRISCILLA EASMAEL, are defendants in CAMDEN County, and bearing DOCKET NUMBER F-004213-26, within 35 days after 4/29/2026, exclusive of such date or if published after 4/29/2026, 35 days after the actual date of publication, exclusive of such date. If you fail to do so, judgment by default may be rendered against you for the relief demanded in the Complaint and Amendment to Complaint. You shall file your answer and proof of service in duplicate with the Clerk of the Superior Court, Hughes Justice Complex, CN-971, Trenton, New Jersey, 08625, together with your check in the sum of $175.00 representing the filing fee in accordance with the rules of Civil Practice and Procedure.
This action has been instituted for the purpose of (1) foreclosing a mortgage dated 7/27/2025, made by BROAD & MARKET INVESTMENTS LLC by and through THOMAS J COLEMAN, III AUTHORIZED SIGNOR , as mortgagors, to KIAVI FUNDING INC in the sum of $ 124,900.00 recorded on 7/16/2025 in Book 12868, of mortgages for CAMDEN County, page 1182, and subsequently assigned to plaintiff, and (2) to recover possession of, and concerns premises commonly known as 764 MOUNT VERNON ST., CAMDEN, NJ 08103 Lot 9, Block 389. YOU, PRISCILLA EASMAEL, are made a defendant because you are the record holder of a Lis Pendens bearing Docket No.: FM-01-311-26 against Mohammed Easmael, dated 12/12/2025 and recorded 12/30/2025 in Camden County in Book 12988 at Page 9, and for any claim or interest you may have in to or against the mortgaged premises.
You will have the option to participate in New Jersey's Foreclosure Mediation Program by submitting a request to the Court. Notice of the option to participate in the Foreclosure Mediation Program must adhere to the requirements of any court rules, procedures, or guidelines adopted by the Supreme Court. Whenever a homeowner-borrower initiates mediation or is ordered to participate in the mediation program, that homeowner-borrower shall be responsible for submitting a certification document to the court, confirming that they meet the definition of a homeowner-borrower and that the property being foreclosed upon continues to be an eligible property.
